Job SummaryMaintains efficient operation and upkeep of the property buildings and grounds. Diagnoses problems and makes repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural work, and appliances.
Responsibilities- Perform general maintenance such as plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, glass replacement, and more.
- Respond promptly to resident work order requests, notifying management upon completion or if pending work is due to back‑ordered supplies.
- Maintain daily repair and upkeep of the community.
- Perform routine maintenance on vacant units prior to new resident occupancy.
- Maintain and inventory all supplies and equipment owned by the community and/or the company.
- Keep work area, tools, and equipment clean.
- Maintain all Company‑provided tools.
- Report unusual or extraordinary circumstances regarding the property or residents.
- Maintain the required property uniform and ensure a professional appearance and behavior at all times.
- Provide courteous and efficient response at all times.
- Keep pools, fountains, hot tubs, and other amenity areas clean and operable.
- Operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
- Possess a thorough knowledge of company policies.
- Pursue educational opportunities and self‑improvement for personal growth and development.
- Be available for on‑call work.

Driving RequirementsMust have a valid driver’s license and the ability to drive to daily activities.
Education and/or ExperienceHigh school diploma, GED, or one to three years of related experience and/or training, or an equivalent combination of education and experience.
Equipment, Machinery, and ToolsRequired to use gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Must be knowledgeable and skilled in the safe use and maintenance of various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.
Language SkillsAbility to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Mathematical SkillsAbility to add and subtract two‑digit numbers and to multiply and divide by 10’s and 100’s, using units of American currency as well as weight, volume, and distance measurements.
Reasoning AbilityAbility to apply common sense in carrying out detailed but uncomplicated written or oral instructions and to handle problems involving a few concrete variables in standardized situations.
Certificates, Licenses, and RegistrationsHVAC certification is preferred. CAMT (Certified Apartment Maintenance Technician) is recommended. Fair Housing Certification required within 1 day of hire.
Physical DemandsRegular requirements include standing; using hands to fingers, handle, or feel; reaching with hands and arms; walking, climbing, balancing, talking, and hearing; sitting; stooping, kneeling, crouching, or crawling; smelling. Frequently required to lift and/or move 25 to 60 pounds, with rare occasions of moving more than 100 pounds with assistance. Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
