Building Technician IV - HVAC

Position Summary

Specialist responsible for leading day‑to‑day building/portfolio technicians to troubleshoot all building system problems, perform repairs, and inspect systems to ensure proper maintenance. Supports the Chief Building Technician by utilizing specialized skills in electrical systems, HVAC, boilers/chillers, plumbing, and more.

• Facilitate and execute the service request and preventative maintenance program according to standard operating procedures, ensuring all work complies with safety codes.
• Diagnose and perform major repairs on various building systems and provide day‑to‑day leadership and support to Building Technicians I, II & III on maintenance, service, installation, and controls of commercial building systems.
• Inspect, calibrate, test, and evaluate all building systems on a routine basis.
• Assist the Chief Building Technician in training lower‑level technicians on building systems.
• Review work orders and control expenditures for services and supplies within established budget guidelines.
• Purchase equipment and supplies as necessary and monitor subcontractor agreements, providing capital and operating recommendations to the Chief Building Technician and management team.
• Supervise subcontractors providing maintenance or repair services and obtain monthly preventative maintenance reports.
• Facilitate procurement of supplies and inventory, maintain all tools, parts and supplies in an organized manner, and perform other related duties as assigned.

• High school diploma or equivalent with vocational coursework in HVAC, electricity, plumbing or related fields.
• Universal CFC certified.
• State certified journeyman’s license or equivalent; state certified master’s license preferred.
• 7 years of relevant experience as a senior service technician with at least 2 years’ experience providing work direction to others.
• Basic PC skills and ability to learn company‑specific software; proficiency in automated asset management/work‑order systems preferred.

• Must routinely perform 24‑hour on‑call duty including evenings, weekends, holidays and emergencies.
• Strong knowledge of all building systems (HVAC, mechanical, electrical) and VAV systems.
• In‑depth knowledge of building automation systems, BMS/BAS, fire alarm, SCADA.
• Ability to read trade‑related electrical, mechanical, plumbing drawings and internal wiring schematics.
• Valid driver’s license and ability to operate a motor vehicle.
• Monitors and implements OSHA requirements.
• Works with minimal supervision while diagnosing and resolving building system issues.
• Good verbal and written communication, organizational, and interpersonal skills.
• May be required to carry and maintain appropriate government credentials.

Pay Range: $70,000 – $140,000
