Job Summary:

We are looking for an experienced Procurement Manager from the  commercial office space / coworking / Design Service industry  who can handle end-to-end procurement for  Civil, Interior & MEP materials and services . The candidate should have strong vendor management skills, team handling experience, cost control expertise, and the ability to coordinate with clients, project, design, and site teams to ensure timely and cost-effective project execution.

Key Responsibilities:

End-to-End Procurement Management:

Manage complete procurement cycle for Civil, Interior & MEP materials and subcontracting.
Prepare BOQs, RFQs, comparative statements, and final negotiations.
Ensure timely availability of materials at site as per project schedules.

Vendor Management & Development:

Identify, evaluate, onboard, and maintain reliable vendors and subcontractors.
Negotiate best prices, credit terms, delivery schedules, and quality standards.
Build long-term vendor relationships to optimize cost and quality.

Cost Control & Budgeting:

Monitor procurement budgets and ensure cost optimization without compromising quality.
Track price fluctuations and recommend cost-saving alternatives.
Support finance team in invoice validation and payment cycles.

Civil, Interior & MEP Material Expertise:

Strong knowledge of materials like:
Civil: cement, sand, aggregates, blocks, tiles, waterproofing, etc.
Interior: plywood, laminates, hardware, partitions, ceilings, paint, flooring, furniture.
MEP: cables, lighting, switches, HVAC, plumbing, firefighting, access control, CCTV.
Ensure compliance with technical specifications and quality standards.

Team Handling:

Lead and manage the procurement team.
Allocate tasks, monitor performance, and ensure timely execution.
Train team members on procurement processes and vendor coordination.

Client & Stakeholder Coordination:

Coordinate with clients, project managers, designers, and site engineers.
Participate in project meetings for material approvals and timelines.
Handle client requirements related to brand specifications and approved vendors.

Documentation & Compliance:

Maintain proper procurement documentation, contracts, POs, GRNs, and inventory records.
Ensure compliance with company procurement policies and audit requirements.

Inventory & Logistics Management:

Monitor stock levels and avoid excess or shortage of materials.
Coordinate logistics, transportation, and site delivery schedules.

Required

Skills & Experience:

10+ years of experience in procurement within  commercial office space / Design Services industry .
Strong exposure to  Civil, Interior & MEP procurement .
Experience in team handling and leadership.
Excellent negotiation and vendor management skills.
Strong coordination abilities with clients and internal stakeholders.
Good knowledge of BOQ, budgeting, contracts, and procurement documentation.
Proficiency in Excel.
