Mortgage lenders require periodic updates on their properties and send independent contractors to conduct inspections. The purpose of the property inspection is to verify property occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant. Inspectors are contracted at a county level, responsible for completing all inspections in their county.

• Complete most inspections in 5-6 minutes.
• Complete the inspection within 4 days after assignment.
• Report general property conditions and determine occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Submit a short form in a mobile app.
• Drive extended periods of time making numerous stops during the day in the assigned territory.

• Computer with an internet connection.
• Reliable vehicle (good gas mileage is a plus as you will pay for your own gas).
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver’s license.

This is a 1099 position. Each inspection is paid at a flat rate, varying by county and volume. Though paid per inspection, you can earn approximately $30-$40 per hour. Depending on the county and its urban/rural status, you may complete anywhere from 20 to 500 inspections per month, working 2-30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates.

Work is consistent month-to-month, and earnings increase with experience, availability, or willingness to cover a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
