Location: North Finchley

We are looking for an experienced and reliable Caretaker/Cleaner to join our team at a well-maintained residential development of 91 flats in N12. This is a site-based role, so driving is not essential. You'll play a key part in ensuring the building is clean, safe, well-maintained, and operating efficiently for residents.

Key Responsibilities

* Carry out routine maintenance and minor repairs throughout the development

* Diagnose maintenance issues and determine whether specialist contractors (such as plumbers or electricians) are required

* Perform minor repairs including:

* Replacing mastic and grout

* Replacing damaged tiles

* Replacing sockets

* Fitting smoke seals

* Adjusting or replacing door self-closers

* Replacing carpet bars

* Changing light bulbs

* Diagnose issues with the electrical boiler hot water system before escalating where necessary

* Maintain the cleanliness and presentation of all communal areas

* Ensure the site remains safe, tidy, and well presented at all times

* Report completed works and any outstanding issues to the Housing Officer and management team

* Respond promptly to maintenance requests as directed

Requirements

* Previous experience in a caretaker, maintenance, or facilities role is essential

* Practical DIY and general maintenance skills

* Experience diagnosing basic maintenance issues

* Good understanding of health and safety practices

* Reliable, proactive, and able to work independently

* Strong communication skills and a professional approach when interacting with residents

* Good attention to detail and pride in maintaining high standards

Reporting Structure

The successful candidate will report directly to the Housing Officer on site. Repair requests will be allocated through the office, with ongoing communication between the Housing Officer and the management team to ensure works are completed efficiently.
