* Reporting to the Operations Manager, the Project Manager (PM) will be responsible for managing all aspects of the project from receiving the claim to successful completion of repairs including attending the loss initially to inspect, report and document findings, obtaining quotes from sub- trades, completing and providing budgets, final repair estimates, obtaining building permits, construction schedules and emergency management. The PM will work with in-house technicians and external sub-trades to ensure project restoration is executed in a timely and efficient manner while maintaining integrity of estimate and client Service Level Agreements (SLA?s).
The PM will work closely with the organization to ensure feasibility and costing of projects are within company targets.
* DUTIES & RESPONSIBILITIES
* The following is a list of the essential duties and responsibilities of this job. The tasks and the time spent performing each task may vary as business needs require. Service Master Restore maintains the right to modify job duties and responsibilities at its discretion.
* Project Management
* Attend immediately various sites and prepare detailed scopes and estimates for insurance & non-insurance jobs received including preliminary reports, sketches, photographs, moisture readings, etc.
Respond immediately to emergency insurance and non-insurance claims for losses and determine the cause of losses and report accordingly within 24 hours
Conduct research and gain a thorough understanding of requirements for restoration projects, and execute work as per the SLA?s including obtaining sub trade quotes
Confirm deductibles with the client and obtain payment prior to starting repairs
Prepare budgets and communicate effectively to staff and sub trades
Ensure all documents requiring approval and/or signature are collected prior to tasks occurring such as work authorizations, direction to pay, payment schedules, change orders, early withdrawal/release of liability and completion/satisfaction forms
Manage all components of projects while ensuring customer satisfaction through a timely restoration processes is met and monitored
Monitor and coordinate project activities with the insured individuals, clients, sub-trades and other consultants
Coordinate the daily activities of all project staff, construction trades and sub-contractors, and utilize corrective action steps to keep the project on time and within target gross margin
Assist in the resolution unforeseen incidents/additional work and/or other issues of assigned projects/jobs Ongoing monitoring of progress and costs on jobs, and provide regular progress reporting to clients
Review construction plans for compliance with all applicable codes, permit issuance and permit fees, regulations and ordinances that govern certain bodies of work, i.e. plumbing, mechanical, electrical, structural, etc.
Perform periodic site inspections of projects both prior to, during, and upon completion of mitigation and restoration to determine compliance with approved estimates
Coordinate the permit process by reviewing permit applications, and received permits for accuracy
Prepare and maintain timely and accurate documentation, reports and other materials including invoicing and required supporting documentation
Track and review sub-trade quotes, estimates, changes, invoices, and requests for payment meet company expectations for completeness and accuracy
Review daily and meet weekly with the Project Manager Assistant (PMA) all pending assignments requiring estimates, revisions, updates, and invoicing to ensure files are up to date and current with SLA?s and Key Performance Indicator?s (KPI?s)
