Role Summary
The Quantity Surveyor is responsible for the commercial and financial management of construction projects from contract award through to final account. The role focuses on maximising profitability through effective cost control, cash flow management, risk mitigation, and the proactive management of variations and claims. Accurate and timely financial reporting is essential to support informed decision‑making.
Key Responsibilities Pre-Contract & Contract Setup- Review and agree contract sums in line with tender allowances.
- Negotiate and agree subcontract terms, conditions, and payment provisions.
- Support credit checks, deposits, and commercial risk mitigation.
- Lead commercial handovers and attend pre‑start meetings.
- Identify and manage contractual changes and variations.
- Prepare and submit applications for payment in line with contractual requirements.
- Forecast cash flow and report to the Finance team.
- Procure and commercially manage subcontractors and labour.
- Monitor and forecast project costs, revenue, margins, and liabilities.
- Prepare, negotiate, and agree final accounts.
- Maintain project trackers, records, and filing systems.
- Communicate contractual obligations and risks to operational teams.
- Liaise with site and operational management to monitor progress, costs, and performance.
- Attend site as required to resolve commercial or contractual issues.
- Support estimating and tendering on complex or high‑value projects.
- Maintain professional client relationships through effective commercial delivery.
- Prepare clear reports for internal and external stakeholders.
- Minimum 3 years' experience in a Quantity Surveying or commercial role.
- Proven responsibility for the commercial performance of projects.
- Relevant degree (or equivalent) in Quantity Surveying or a related discipline.
- GCSE (or equivalent) English and Maths.
- Strong commercial awareness and attention to detail.
- Effective communication and negotiation skills.
- Ability to prioritise workload and meet deadlines.
- Proactive problem-solver with a collaborative approach.
