PT AMI Financial Solutions is a registered PMA company based in Bali, Indonesia. We are currently recruiting on behalf of one of our clients — an Australian business seeking a highly detail-oriented and dependable Property Sourcing & Investment Analyst to join their team.
This is a full-time, remote, independent-contributor position suited to someone who is comfortable working independently with minimal supervision, following established processes accurately, and maintaining a consistently high standard of work across repetitive administrative tasks.
The ideal candidate will have exceptional attention to detail, strong process discipline, and the ability to identify and resolve minor variations or exceptions independently without compromising accuracy.
About the RoleAn established Australian buyers agency is looking for a highly analytical and commercially minded Property Sourcing & Investment Analyst to join their team — fully remote, working from Indonesia.
This is not a property-search or data-entry role. You will speak directly with Australian real estate agents, gather essential property information, analyse opportunities against a detailed investment scorecard, and determine which properties offer the strongest overall combination of purchase value, rental return, investment fundamentals, future upside, property quality, and acceptable risk.
We’re looking for someone who is highly analytical but also capable of applying critical thinking and commercial judgement — because the answer isn’t always black and white.
Key ResponsibilitiesProperty Sourcing
Search Australian property markets for suitable residential investment opportunities
Identify advertised, pre-market, and off-market opportunities
Regularly call and communicate with Australian real estate agents
Build relationships with agents to improve access to suitable opportunities
Work from changing client briefs and investment criteria
Quickly identify properties worth investigating further vs. those to eliminate
Maintain a consistent pipeline of potential investment opportunities
Agent Communication & Information Gathering
Contact selling agents to gather: realistic purchase price and vendor expectations, current offers/buyer competition, vendor motivation, property condition, required renovations/repairs, current rental income and expected market rent, lease details, council/water rates, insurance and other ongoing costs, property improvements, settlement requirements, and other information not available online
Ask intelligent follow-up questions rather than simply recording the agent’s first answer
Property Analysis
Assess each property against an approx. 15-point investment scorecard covering: purchase price, comparable sales, value relative to comparables, rental income and yield, property condition, renovation requirements, holding/running costs, land and property characteristics, location fundamentals, supply and demand, vacancy/leasing considerations, value-add potential, investment upside, and property-specific risks
Compare properties against one another to determine the strongest overall opportunity — not just whether a property meets individual criteria
Critical Thinking & Commercial Judgement
Weigh competing factors (e.g. stronger yield vs. higher maintenance risk, good value vs. renovation needs)
Identify strengths, weaknesses, inconsistencies, and missing information
Investigate further where required
Apply logic and commercial judgement, learning from previous purchasing decisions
Form a view and clearly explain the reasoning behind it
