Purpose of the role

We’re looking for an experienced Project Manager to lead the operational delivery of CAT A and CAT B workplace design-and-build projects, typically valued from circa £1m to £10m, from pre-construction and mobilisation through to Practical Completion, handover and defects close-out.

You’ll be the day-to-day project lead: bringing together the client, design team, site team, consultants and supply chain; owning the programme; coordinating technical & design information; and making sure every project is delivered safely, beautifully and with no avoidable surprises.

Commercial responsibility on projects of £1m and above sits with our Commercial team, so this is not a QS role in disguise. You will, however, identify change early, protect the records needed for recovery and understand the commercial impact of delivery decisions. From time to time, you may also be asked to manage the full commercial cycle of a specifically allocated, less complex project below £1m, within agreed authority and Commercial Team oversight.

  • Lead allocated CAT A and CAT B projects from pre-construction and mobilisation through construction, commissioning, handover and defects close-out.
  • Validate buildability, methodology, logistics, resources and programme before commitment, then own the detailed master programme, critical path and recovery plans.
  • Act as the main day-to-day contact for clients, consultants, landlords, building management and the supply chain, providing clear updates and decisive leadership.
  • Coordinate drawings, specifications, RFIs, samples, submittals and approvals so the site always has current, buildable information.
  • Competently challenge and coordinate CAT A and CAT B MEP, fire-safety and technical packages through design, installation, testing, commissioning and certification.
  • Manage Building Regulations and statutory-delivery interfaces, including enhanced information, approval, change-control and duty holder requirements on projects within higher-risk buildings.
  • Lead the site manager & internal project team and manage subcontractor mobilisation, sequencing, performance, quality, safety and conduct.
  • Maintain a visible site presence, resolve operational constraints early and drive defect prevention rather than relying on end-stage correction.
  • Keep accurate operational reports, risk and decision registers, progress evidence and site records.
  • Identify instructions, change, delay and disruption immediately, then provide Commercial with the evidence needed for valuation, notices and recovery.
  • Procure delegated minor or site packages within approved scope, budget, terms and authority; work with Commercial on major and specialist packages.
  • Plan and coordinate commissioning, O&M, warranties, statutory approvals, Practical Completion, client training, handover and Client Care transition.
  • Use AI tools effectively and responsibly to improve planning, information understanding, risk management, reporting and communication, while checking accuracy and protecting confidential information.
