Base pay range: $28.00/hr - $32.00/hr
Job SummaryThe Maintenance Supervisor is responsible for maintaining the physical integrity of the property at all times. This involves ensuring a safe and secure living environment for residents, visitors, and staff. The Assistant Maintenance Supervisor will assist in anticipating, identifying, and correcting any problems involving the property and implementing procedures to prevent such issues.
An Effective Program Of Maintenance Is Essential To- Maintain a Safe Environment:
Ensure the property remains hazard‑free and compliant with safety regulations. - Cultivate Resident Satisfaction:
Address maintenance requests promptly and maintain a positive living experience for residents. - Protect the Investment:
Preserve the value of the apartment property for the owner.
- Conduct all business by company policies, Fair Housing regulations, Fair Credit Reporting Act, and other applicable federal, state, and local laws.
- Perform maintenance tasks personally or delegate to other maintenance staff.
- Oversee and occasionally inspect work performed by other maintenance staff.
- Assist in managing the system for handling resident service requests and work orders, ensuring timely resolution.
- Coordinate maintenance personnel schedules to provide 24/7 emergency coverage.
- Assist in conducting semi‑annual property inspections.
- Conduct safety meetings with maintenance staff and maintain HAZCOM standards.
- Stay informed about relevant laws, EPA, and OSHA regulations related to hazardous materials management.
- Address unsafe conditions promptly (e.g., broken gates, exterior lights, etc.).
- Maintain accurate records of preventative maintenance, service requests, work orders, and expenditures.
- Schedule and perform minor routine maintenance on equipment.
- Inspect and maintain tools in excellent condition.
- Assist in training subordinate maintenance staff.
- Promote a “safety first” mentality among all property staff.
- Provide guidelines for wearing safety items.
- Diagnose and perform minor or routine maintenance daily, including:
- Electrical and plumbing (including water lines).
- A/C and heating systems.
- Appliances (when applicable).
- Water irrigation systems.
- Stairs, gates, fences, patios, railings.
- Tile, carpet, flooring.
- Roofing, gutters, fasteners.
- Interior/exterior lighting.
- Fireplaces and ceiling fans.
- Gas fixtures and appliances (where applicable).
- Shutters, doors, cabinets, windows, sliding glass doors.
- Boiler(s) (gas and electric).
- Door locks, P.O. boxes, and locks.
- Security systems (where applicable).
- Ceiling leaks.
- Drywall repairs.
- Pool areas, tile, hot tub, spa, and pool furniture.
- Ensure that all make‑ready repairs and services are completed correctly and on schedule.
- Report major repairs and requisitions to the Property Manager, or Regional Manager.
- A minimum of 3 years of on‑site property maintenance experience.
- Must hold an HVAC certification.
- Must be EPA certified.
- Familiarity with the safe use and maintenance of various tools and equipment, including:
- Hand tools (wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc.).
- Power tools (wrenches, grinders, sanders, drills, saws, etc.).
- User‑propelled tools and equipment (wheelbarrows, dollies, hand‑trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders, etc.).
- Mechanical equipment (motors, pumps, compressors, blowers, electric and hand power augers, etc.).
- Measuring devices (calipers, voltmeters, ohmmeters, testing meters, pH tests, gauges, etc.).
- High School diploma or GED preferred (not required).
- Certified Apartment Maintenance Technician (CAMT) certification is a plus.
