Assistant Community Manager – Cross Creek Apartments
Job Title: Assistant Community Manager
Supervisor: Community Manager
FLSA Status: Non‑exempt (Hourly)
JOB SUMMARY: Responsible for ensuring the efficient operation of the community under the direction of the Community Manager. Able to assume responsibility for the community in the Community Manager’s absence.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Efficient and timely reporting, maintenance and submission of all administrative forms, files and reports. Post rent to MRI. Perform bookkeeping functions as necessary.
- Assisting the Community Manager in subsequent orientation, training and scheduling of all leasing and office personnel.
- Inspect model, office, and vacant units as necessary to ensure marketability. Ensure on‑site office is organized and files are maintained as required. Inspect all make‑readies.
- Awareness of the “curb appeal” of the community.
- Shop competition regularly and have knowledge of their pricing, policies, lease terms, community terms, etc.
- Lease to qualified prospects by showing available apartments. Assist with the lease renewal program with initial contact and follow‑up on residents.
- Responsible for the inventory and ordering of all necessary administrative supplies and equipment for the office staff.
- Professional appearance and behavior for oneself and all personnel at all times.
- Thorough knowledge of leasing techniques and sales methods as outlined in the Leasing & Marketing Manual.
- Knowledge of Fair Housing Standards.
- Knowledge of company policies and procedures.
- Efficient and courteous response to all resident requests.
- Assist the Community Manager in designing and implementing a resident retention program.
- Report any unusual or extraordinary circumstances regarding the residents or the community.
- Operate within OSHA and company safety policies.
- Seek educational opportunities for personal growth and development.
SUPERVISORY RESPONSIBILITIES: Only in place of the Community Manager’s absence.
QUALIFICATIONS:
- High school diploma or GED; or one year related experience and/or training; or equivalent combination of education and experience. LIHTC EXPERIENCE REQUIRED.
- Ability to read and comprehend simple instructions, short correspondence and memos. Ability to write simple correspondence. Ability to present information in one‑on‑one and small group situations.
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.
- Fair Housing certification within 1 day of hire.
- Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses within 7 days of hire.
