This is a senior, client-facing role with responsibility for programme delivery, commercial performance, resident satisfaction and the leadership of site-based teams. Why apply? £60,000-£65,000 depending on experience Car allowance and fuel card for business and personal use Performance bonus of up to 25% Permanent role with a large national contractor High-profile social housing and planned maintenance contracts Genuine responsibility for operational and commercial performance Opportunity to lead and develop supervisors, site teams and subcontractors Long-term career progression within a growing business The role Lead planned maintenance, damp and mould, disrepair, void and refurbishment programmes Manage Contracts Supervisors, Site Managers, Resident Liaison Officers, direct labour and subcontractors Ensure works are completed safely, on time, within budget and to agreed quality standards Monitor contract performance against KPIs, SLAs, programme deadlines and financial targets Maintain strong relationships with housing associations, local authorities and key clients Oversee resident communication, access arrangements, complaints and vulnerable-customer requirements Work closely with commercial teams on forecasting, cost control, variations and profitability Produce operational reports and lead client performance meetings Ensure damp and mould cases are properly investigated and the underlying causes are addressed Drive continuous improvement across safety, quality, productivity and customer service What we're looking for Proven experience as a Contracts Manager, Planned Works Manager or Senior Site Manager Strong background in social housing, planned maintenance or property refurbishment Experience delivering damp and mould, disrepair, voids or complex repair programmes Experience working within occupied residential properties Strong people-management experience across direct labour and subcontractors Good commercial awareness, including budgets, forecasting and cost control Experience working to contractual KPIs and SLAs Strong client-facing and stakeholder-management skills Good understanding of health and safety, quality and compliance Full UK driving licence Relevant experience This role may suit candidates currently working as a:

Location The role is based in Orpington and may be commutable from Bromley, Croydon, Dartford, Sidcup, Bexleyheath, Sevenoaks, Swanley, South London and surrounding areas.
