Condition Surveyor; Public Sector

Condition Surveyor (Public Sector) VANRATH are assisting our client, a large Public Sector Organisation, in their search for a Condition Surveyor for 6 months initially with the possibility of extension/permanent in their Armagh Office. Responsibilities To undertake comprehensive condition surveys of Client properties and associated external areas throughout Northern Ireland, providing accurate professional assessments of the physical condition of buildings, identifying defects, maintenance requirements, health and safety issues and potential future investment needs.

The postholder will provide professional surveying advice to support the Client's estate management, planned maintenance, capital investment and asset management programmes, ensuring that reliable condition information is available to assist in prioritising works and allocating available resources. Undertake detailed visual and non-intrusive condition surveys of schools and other Client properties. Inspect buildings both internally and externally and assess the condition of the building fabric and associated elements.

Assess roofs, walls, floors, ceilings, windows, doors, finishes and other elements of the building envelope. Identify defects, deterioration, damage and areas requiring repair, replacement or further investigation. Inspect external areas, including hard standing, playgrounds, paths, boundaries, drainage and other site infrastructure. Identify areas where specialist investigation or further professional assessment may be required. Essential skills required Relevant professional qualification in Building Surveying, Building Studies, Construction or a related discipline.

Relevant experience undertaking building condition surveys. Knowledge of construction methods, building defects and maintenance requirements.

Experience of inspecting a range of building types. Ability to produce accurate technical reports and condition assessments. Good knowledge of health and safety requirements within a construction/property environment. Ability to prioritise defects and maintenance requirements. Good IT and data-management skills. Excellent written and verbal communication skills. Ability to work independently and manage a programme of surveys across multiple locations. Full driving licence and ability to travel throughout Northern Ireland, where required.

Desirable RICS membership or working towards professional membership.

Experience of surveying educational, public-sector or other large property estates.

Experience with planned maintenance programmes.

Experience of asset management/estate management databases. Knowledge of public-sector procurement and capital investment processes.

Experience of working with multidisciplinary professional teams. Remuneration £39,742, per annum, plus discount benefits.
