Patch Manager Location: Carrickfergus Hours of work: 37.5 hours per week (Monday to Friday: 9am to 5pm) with 30min lunch. Salary range:£16.90 Contract: Temporary About the Role:
On behalf of our client, the Northern Ireland Housing Executive (NIHE), MPA Recruitment is seeking a Patch Manager to join the North Regional Management Team – East Area Team, based in the Carrickfergus Office.
This role is offered on a temporary basis to cover an acting-up position and provides an excellent opportunity for individuals with housing or tenancy management experience to develop their skills within a frontline housing management role.
As a Patch Manager, you will be responsible for the day-to-day management of tenancies and estates within your designated patch, ensuring high standards of service delivery, effective tenancy sustainment, and positive community outcomes for tenants.
Key Responsibilities:As Patch Manager, you will be responsible for:
Tenancy Management & Sustainment
- Managing tenancy terminations and the effective control of Housing Executive empty properties (voids).
- Completing tenancy commencement activities for new tenants.
- Managing existing and new tenancies across NIHE-managed estates and properties.
- Supporting secure tenants seeking transfers within social housing.
- Processing and managing succession, assignment, joint tenancy and direct exchange applications.
- Managing rent accounts for new, existing and outgoing tenants, supporting income collection and rent management activities.
Estate Management
- Managing estates within the patch to promote safe, well-maintained and sustainable communities.
- Supporting planned maintenance programmes, including consultation with tenants and coordination of decants and associated arrangements where required.
- Promoting community involvement, cohesion and community safety initiatives.
- Liaising with NIHE leasehold teams in relation to leaseholders within the patch, as required.
Essential Criteria:
Applicants should be able to demonstrate:
- Experience or knowledge of tenancy management, including voids and tenancy terminations.
- An understanding of rent account management for new, existing and outgoing tenants.
- The ability to manage complex tenancy-related processes such as successions, assignments and exchanges.
- Strong communication and interpersonal skills, with a customer-focused approach.
- Good organisational skills with the ability to manage a varied workload effectively.
- Intermediate IT skills and confidence using computer-based systems.
Previous experience within social housing or estate management is desirable but not essential.
