- Responsive Repairs## About the Role## We are looking for an experienced Operations Manager to lead the delivery of Responsive Repairs services across our Social Infrastructure Division.#### Responsible for the operational performance of
** four social housing contracts worth approximately £20m per annum**, you will oversee the delivery of Responsive Repairs, Disrepair, Empty Homes, Damp & Mould, and Planned Maintenance services.#### You will be accountable for health and safety, customer satisfaction, operational performance, compliance, and financial results, ensuring contractual KPIs are achieved while leading teams to deliver high-quality services for clients and residents.####

Key Responsibilities * ## Lead the delivery of responsive repairs, disrepair, voids, damp & mould, and planned works services.* ## Ensure contractual KPIs, SLAs, and customer satisfaction targets are met.* ## Manage operational teams and subcontractors to drive productivity and performance.* ## Build strong relationships with clients, residents, and stakeholders.* ## Monitor contract budgets, profitability, and commercial performance.* ## Champion health, safety, and regulatory compliance.
* ## Drive continuous improvement and service excellence across all contracts.* ## Coach and develop teams to create a high-performing culture.#### Skills & Experience## Essential* ## Experience managing responsive repairs contracts within social housing.* ## Strong operational, commercial, and financial management skills.* ## Proven leadership experience managing large teams and subcontractors.* ## Knowledge of repairs, disrepair, voids, and housing maintenance services.
* ## Excellent communication and stakeholder management skills.* ## Strong understanding of health and safety legislation.* ## Full UK Driving Licence.#### Desirable* ## Experience working with Housing Associations or Local Authorities.* ## IOSH, NEBOSH, or similar health and safety qualification.* ## Relevant construction, building maintenance, or property qualification.####
