Assistant Property Manager, Multifamily (Floating) Job Description Summary
The Assistant Property Manager maintains our communities to a market‑ready standard, ensuring a high level of service at all times. Assistant Property Managers build and motivate high performing teams to maximize property performance.
ESSENTIAL JOB DUTIES- Ensure smooth running of our community in a fast‑paced environment.
- Assist the Property Manager with overall operations – maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
- Assist in providing superior customer service and communication to residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability.
- Complete lease/renewal paperwork to ensure company standards.
- Track and evaluate advertising and all client traffic.
- Model and maintain the Cushman & Wakefield mission as the best national management company.
- Assist day‑to‑day operations of the on‑site team, ensuring compliance with policies and procedures.
- Interview, hire, and coach staff as necessary.
- Maintain resident files in accordance with company standards.
- Promote a positive living environment through prompt conflict resolution and consistent follow‑up.
- Manage all aspects of the community budget and finances.
- Collaborate with leasing staff to meet leasing/marketing goals.
- Effective communication and customer service skills.
- Computer literacy, including Microsoft Office Suite and internet navigation skills.
- General office, bookkeeping, and sales skills with excellent oral and written communication.
- Leasing opportunity identification and goal setting to improve staff performance.
- Supervise day‑to‑day operations ensuring policy compliance.
- Team management ability.
- Perform related duties as required or assigned.
- Bachelor’s Degree preferred.
- High School Diploma, GED, Technical or Vocational school required.
- 3+ years of Property Management experience.
- 1+ year of Management experience.
This job operates in a professional office environment. It requires the use of standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties in varying weather conditions is required.
PHYSICAL DEMANDSEmployees may need to stand and walk for extended periods, ascend/descend staircases, ladders, or step stools, and travel outside between buildings in various weather. Approximately 85% of the time may involve sitting or standing. Employees may need to lift, carry, push, pull, or move objects up to 25 pounds occasionally or regularly.
