Seasonal Leasing & Inspections Assistant (May–September)
About PatosPatos Property Management is a small, detail-obsessed residential property management company focused on long-term, unfurnished, pet-friendly single-family rentals in Bellingham. Owners hire us for responsiveness, precision, and peace of mind. We’re looking for someone who takes pride in doing things right the first time.
Role OverviewThis is a seasonal, field-based role supporting our executive property manager during the busy summer turnover season (May–September). You’ll handle showings, inspections, and move‑ins / move‑outs so we can deliver a premium experience to both residents and rental owners.

Key Responsibilities Leasing & Tours- Respond to rental inquiries and showing requests promptly (within one business hour during scheduled shifts).
- Schedule and conduct property showings and open houses.
- Comfortably meet prospective residents at vacant homes and walk them through the property.
- Highlight home features while strictly adhering to Fair Housing laws.
- Perform detailed move‑out condition reports: full-home walkthrough video, damage photos, and written notes.
- Perform detailed move‑in condition reports for new residents with the same level of documentation.
- Coordinate lockboxes, keys, and access for each property.
- Provide new residents with keys, garage remotes, and welcome materials.
- Coordinate with our maintenance platform (Latchel) to ensure required repairs are logged and followed through.
- Use Rentvine to enter data, update records, and keep owner and resident information accurate.
- Maintain digital filing for leases, inspections, and resident records according to Washington and Fair Housing regulations.
- Support general leasing admin: phone and email communication, data entry, simple forms, and checklists.
- Based in or near Bellingham, WA.
- Valid driver’s license, reliable vehicle, and smartphone capable of high-quality video/photos.
- Comfortable working alone at properties and interacting with strangers professionally.
- Strong customer service skills and calm conflict-management style.
- Tech-competent: confident using web apps, email, calendars, and learning Rentvine / Latchel quickly.
- High attention to detail and follow-through; you like checklists and closing loops.
- Availability for a seasonal role (May–September) with evenings/weekends during peak turnover.
- Experience in leasing, property management, hospitality, or customer-facing roles.
- Interest in real estate / property management as a career path.
- Knowledge of Fair Housing and Washington landlord–tenant basics (or willingness to learn).
- Seasonal, part-time (approx. May–September), with 15–30 hours/week depending on demand.
- Competitive hourly pay plus mileage reimbursement.
- Training provided; strong performance can lead to excellent references and potential future opportunities.
