Under the general direction of the President, the Director of Sales manages the day‑to‑day sales operations for Monte Vista Homes. The Director of Sales is responsible for leading, training, directing, and executing all areas of the Monte Vista Homes sales team, responsible for achieving sales and profits. They are also responsible for the execution of brand management related to sales.
Responsibilities- I will ensure that Monte Vista Homes provides an exceptional customer experience.
- I will create an annual department budget and will contribute to the annual company budget, and to control overhead costs to stay within that budget.
- I will LMA (Lead, Manage, and Drive Accountability) in all sales‑related functions.
- I will ensure the company always has an adequate Sales force, with market and regional staffing to meet our goals.
- My core focus is conversions, and I will be entirely responsible for tracking, monitoring, and adjusting to ensure that Monte Vista Homes achieves our conversion goals.
- I will implement sales team goals and training programs to ensure success.
- I will set base prices, spec prices, and lot premiums, and will be responsible for controlling incentives and promotions, always looking at both market and margin.
- I will train or provide training to our Sales Consultants, including closing and other sales techniques, to achieve maximum sales and satisfied customers.
- I will ensure that all Sales Consultants coordinate regularly with field and office staff to ensure on‑time closings and satisfied homeowners.
- I will serve as the Principal Broker for Pac West Realty Group and ensure full compliance with all applicable regulatory requirements.
- Proven New Home Sales Leadership Experience - Demonstrated success leading, coaching, and scaling new home sales teams, with a track record of meeting or exceeding absorption, revenue, and margin goals.
- Deep Understanding of the Homebuilding Process - Strong knowledge of the full homebuilding lifecycle—including construction timelines, pricing strategy, incentives, specs, and coordination with construction, marketing, and finance teams.
- Strategic Sales & Market Planning Expertise - Ability to develop and execute sales strategies aligned with market conditions, community positioning, and annual business plans, including forecasting, budgeting, and pacing.
- Strong Recruiting, Training & Performance Management Skills - Experience recruiting high‑caliber sales professionals, building a talent bench, and driving performance through training, accountability, KPIs, and incentive programs.
- Data‑Driven Decision‑Making & CRM Proficiency - Skilled in analyzing sales data, traffic, conversion metrics, and CRM reporting to optimize pricing, staffing, and marketing efforts.
