Property Manager, New Development – Coastal Ridge Real Estate

Bexley, OH (The Fitzgerald – a brand‑new luxury development in downtown Bexley)

• Lead the overall lease‑up operations for the community, ensuring exceptional service delivery to residents and achieving the property’s financial goals.
• Launch the new community and build the foundation for long‑term success, overseeing initial operations from construction to stabilization.
• Recruit, train, and mentor the onsite team to ensure a seamless transition and maintain occupancy and performance targets.
• Foster a positive, collaborative work environment and champion core principles to create a thriving community.
• Drive leasing production by overseeing all aspects of the leasing process, administering marketing initiatives, and maintaining competitive market knowledge to achieve occupancy goals.
• Manage financial performance by achieving monthly, quarterly, and annual targets, optimizing net operating income through cost management and revenue growth strategies.
• Ensure compliance with rent‑collection policies, landlord/resident laws, eviction procedures, and deliver exceptional customer service to residents.
• Serve as the primary point of contact between the corporate office and the property; interact with investors as necessary.
• Promote adaptability, innovation, and solutions‑oriented thinking to meet the evolving needs of the community.

• High school degree or equivalent required; bachelor’s degree in Property Management, Business, or a related field preferred.
• Must have or be willing to obtain all licenses and/or certifications required by State and Local jurisdictions.
• 3 – 7 years of progressive experience in multifamily property management, with at least one year as a Property Manager preferred.
• Previous experience with new construction lease‑up properties required.
• Experience with property management systems such as Entrata, Onesite, or Yield Star preferred.
• Proficiency in Microsoft Excel, including creating formulas, sorting, and filtering data.
• Strong leadership, communication, and problem‑solving skills with a passion for driving team success.
