Position Summary: The Marketing Representative is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing resident lease renewals.

Essential Duties and Responsibilities:

  • Performs all sales and leasing activities in person to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, processing applications, credit screening, and background checks, preparing lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.
  • Inspects apartments prior to resident move‑in and schedules any outstanding items with the maintenance team.
  • Stays informed about current market and competitor conditions and develops short‑ and long‑term marketing plans to sustain occupancy, following established policies related to concessions and specials.
  • Designs and executes off‑site marketing activities, including resident referral, employer outreach, and internet marketing tools.
  • Uses the on‑site property management software application (Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information.
  • Ensures show units meet company standards for show quality, communicating maintenance needs, merchandising, and preparing the leasing office for daily leasing activities.
  • Follows up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, and calls to finalize lease decisions.
  • Executes lease renewal activities by preparing and delivering renewal letters and packages, meeting with renewing residents in advance of move‑out dates, and ensuring renewal documents are signed on time.
  • Responds quickly and courteously to resident and client/owner concerns and questions, working peacefully with co‑workers and residents.
  • Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or necessary.
  • Must be able to meet predictable attendance and punctuality expectations and physical demands of the position, complying with Gallery Residential’s policies and performance expectations.

Work Hours: 40 hours in a regular work week. Hours of operation vary by site, but typical sites are open from 9:00 am to 6:00 pm Monday through Friday, Saturday 10:00 am to 5:00 pm, and Sunday 1:00 pm to 5:00 pm. Marketing Representatives must be available for weekend work when scheduled and must be able to perform essential duties unaccompanied.
