Contracts Manager

We are working with a highly regarded specialist building contractor in the Wiltshire area who are looking to appoint an experienced Contracts Manager to join their established team. This is an opportunity to work within a genuinely specialist area of construction, delivering exceptional private residential, heritage and listed building projects across the South of England. Projects range from the sensitive restoration and refurbishment of period properties and country houses through to individually designed new-build homes for private clients.

The Role As Contracts Manager, you will take responsibility for projects from pre-construction through to successful handover, working closely with clients, consultants, Site Managers, Quantity Surveyors and an established supply chain. Depending on the project, the position can be based from the company's Wiltshire office with regular site visits, or predominantly site-based. You will oversee multiple aspects of project delivery, ensuring programmes, commercial performance, contractual obligations, quality and health & safety standards are maintained throughout.

Key Responsibilities Manage high-end residential projects including refurbishment, restoration and bespoke new-build schemes Oversee projects from pre-construction through delivery and handover Develop and manage construction programmes, critical paths and key project milestones Work closely with Site Managers and Quantity Surveyors to monitor progress, costs, risks and overall performance Manage relationships with private clients, consultants, subcontractors and suppliers Chair and contribute to client, consultant and site meetings Ensure contractual processes and documentation are managed correctly Issue contractual notices where required and maintain accurate project records Support subcontractor and supplier procurement Ensure compliance with CDM 2015, Health & Safety requirements and wider construction regulations Maintain the exceptional quality standards expected across prestigious residential and heritage projects Contracts Manager About You We are looking for an experienced construction professional who understands the level of detail required when delivering high-quality private residential and heritage projects.

Ideally, you will have experience working with traditional construction methods, period properties, listed buildings or high-end residential schemes and be comfortable operating in a client-facing environment. You should have:
Previous Contracts Manager or senior project delivery experience A background in high-end residential, heritage, restoration or traditional construction Strong knowledge of JCT contracts and contract administration Experience managing construction programmes and multiple project stakeholders Good commercial and procurement awareness Understanding of traditional construction methods and materials Knowledge of listed building requirements would be advantageous Strong client-facing and communication skills SMSTS and/or relevant construction qualifications Degree/HND in Construction Management or a related discipline advantageous Full UK driving licence Contracts Manager The Company Our client is a long-established, family-owned construction business specialising in some of the finest private residential and heritage projects across the South of England.
