INTRODUCTION

Birmingham Botanical Gardens is an independent educational charity aiming to offer worldclass environmental education in a green environment to audiences in all sectors of the community.

ROLE PURPOSE

As the Maintenance Manager, you will play a vital role in maintaining and supporting the future of our Gardens, which are a much-loved part of Birmingham’s landscape and heritage. We are looking for a positive, driven and experienced candidate with a range of skills who can help deliver the core ethos of our charity.

PRINCIPAL

ACCOUNTABILITIES

Manage the site and buildings maintenance, including but not limited to: maintaining repairs to the gardens and nurseries; ensuring appropriate cleanliness to enable an excellent visitor experience, waste management; water supplies; drains; lighting; defects and repairs; building work and decorating

  • Work closely with the onsite horticultural team to keep the gardens at a high standard
  • Line manage the Maintenance Assistant, Cleaning Team and any relevant volunteers
  • Manage the external cleaning contract and line manage the Gardens 2 x cleaners
  • Carry out daily monitoring, prioritising and delegating of jobs to the maintenance team, overseeing the accuracy and quality of the work being undertaken
  • Support and train new team members
  • Accountable for systems essential to the day-to-day running of operations
  • Maintain equipment and ensure regular testing is carried out where required eg annual PAT testing
  • Carry out work completely, effectively and in a safe manner
  • Be part of the team of Managers who respond to emergency callouts
  • Ensure all machinery runs smoothly to ensure an efficient operation
  • Arrange and monitor external contractors for major repairs or specialist maintenance
  • Assess and ensure suitable levels of materials are kept in stock for annual and specific work requests
  • Report observations and recommendations for future maintenance and repair work paying particular attention to issues of Health and Safety
  • Budgeting and resource management in line with annual KPIs
  • Adhere to all Birmingham Botanical Gardens, legal and Health and Safety procedures
  • Ensure all administration, compliance records, risk assessments are accurate and orderly
  • Take on site Duty Manager role from time to time as required
  • Ensure the Facilities and Maintenance working environment is organised, safe at all times.
  • Help create training material for H&S and Fire Safety with the Head of Facilities as required
  • Attend regular meetings as required for the smooth running of the site and the business
SPECIFIC EXPERIENCE

Must be able to travel occasionally to areas within Birmingham

  • Full driving licence; preferably manual
  • Good communication and interpersonal skills
  • Knowledge of Health and Safety regulations
  • Can lift 75+ lbs;
  • Maintenance relevant multiskilled background (e.g. building, plumbing, electric or carpentry) preferably within a heritage environment
  • Computer literate (Microsoft software and specific to electrical drawings)
  • PLEASE NOTE - The postholder for this role may be asked to complete a DBS check
WORKING CONDITIONS

Outdoors, in the gardens, will involve manual lifting and working with machinery

Hot and cold environments

Some weekends, late evenings and early starts

PERSON SPECIFICATION

Area Essential Desirable

Knowledge:
Strong time management skills with the abilityto plan maintenance works.

Ability to communicate effectively to all site staff.

A focus on health and safety in al tasks undertaken.

A strong background in repairs and building knowledge

Reliable and trustworthy

Strong multitasking abilities Technical knowledge and experience of CDM, Asbestos andIOSHA strong knowledge of repairs and building

Ability to work under pressure andstrict time constraints

Proven decision-making skills

Experience:

Managing multiple contractors - to include arranging quotes and managing the day-to-day operations of their activities

Managing staff teams

Previous experience in a maintenance/repairs type role Experience in systems management, to include maintenance and compliance

Experience of working with Health and Safety regulations Experience working on a heritage site

Experience of working to budgets

Skills:
