About the role

We are looking for an experienced and forward-thinking Senior Manager to join our Repairs and Maintenance team. You will be positive and solution focused on everything you do to deliver outstanding services.

You will lead and manage the organisation’s repairs and maintenance service, ensuring high quality, cost effective, and compliant delivery that prioritises resident safety, satisfaction, and organisational performance.

The role will drive operational excellence, embed a performance led culture, and maintain robust compliance with regulatory standards. You will champion a customer first approach, ensuring repairs and maintenance services meet resident needs and consistently deliver high satisfaction.

What you’ll be doing
  • Develop and implement the Repairs and Maintenance strategy in line with organisational objectives and regulatory requirements.
  • Ensure alignment with the Group’s priorities for delivery of critical services (repair and maintenance, damp and mould treatment, emergency access).
  • Drive cultural change to promote ownership, accountability, and transparency across operational teams.
  • Manage budgets effectively, ensuring value for money and cost control.
  • Oversee procurement and contract management for external contractors, ensuring quality and compliance.
  • Contribute to tendering, evaluation, and mobilisation of external contractors. Ensure smooth transition and compliance with service standards.
  • Oversee responsive repairs, voids, planned maintenance, and cyclical works, ensuring timely and efficient service.
  • Manage out-of-hours service provision and emergency response protocols.
  • Provide leadership and performance management for the in-house team.
The ideal candidate will have:
  • Proven leadership experience in repairs and maintenance within social housing or property services.
  • Strong knowledge of housing and regulatory standards.
  • Experience embedding a data driven performance framework to monitor KPIs, service standards, and contractor performance.
  • Experience managing large teams and contractors, with a focus on performance and accountability.
  • Excellent communication and stakeholder management skills.
  • Experience in budgeting, commercial procurement, contract management, and executive reporting.
