Cobalt is working with a well-established property consultancy to appoint an Associate Director within its Property Management team in Birmingham.
This is an opportunity for a Senior Surveyor looking to take the next step into an Associate Director position, or an existing Associate Director seeking a broader portfolio and greater autonomy. The successful candidate will take ownership of a diverse commercial property portfolio spanning Birmingham and the South, working closely with the Head of Birmingham and a wider multidisciplinary team.

The RoleAs Associate Director, you will take responsibility for managing a portfolio of commercial assets while building strong relationships with clients, occupiers and professional advisers.
This is a hands‑on Property Management role suited to someone who enjoys taking ownership, identifying solutions and delivering a high level of service across a varied portfolio.
Key responsibilities include:- Managing a portfolio of commercial properties on behalf of a range of clients.
- Building and maintaining client relationships.
- Managing lease and tenancy schedules.
- Overseeing lease events, rent reviews and lease expiries.
- Managing occupier applications and licences.
- Preparing reports and attending client meetings.
- Monitoring service charge expenditure and reporting.
- Working with the property management accounts team on budgets, reconciliations and arrears management.
- Supporting acquisitions and disposals through due diligence activities.
- Managing and supporting members of the wider team.
- Working closely with Facilities Management, Client Finance and other internal service lines.
- Supporting business development initiatives and cross‑selling opportunities.
To be considered for this Associate Director opportunity, you will ideally have:
- MRICS qualification.
- Degree‑level qualification.
- Working knowledge of commercial property management within the office sector or a similar environment.
- Experience managing lease events, rent reviews and lease expiries.
- Good landlord and tenant knowledge.
- Understanding of office market trends and occupier requirements.
- Knowledge of service charges, statements of account and arrears recovery.
- Experience managing client relationships.
- Experience supporting and developing team members.
- A proactive approach with the confidence to take ownership of a portfolio and resolve issues effectively.
