Kenneth Brian Recruitment are recruiting for a Reactive & Planned Maintenance Manager to join our client in Whyteleafe. We are seeking an experienced manager to join a growing commercial maintenance team. This role requires both technical expertise and commercial awareness, managing planned preventative maintenance, small planned works, and reactive maintenance across a diverse client portfolio.

Key Responsibilities:

Lead, manage, and deliver PPM schedules, small planned works, and reactive maintenance across commercial contracts. Plan, coordinate, and deliver minor works projects (fabric, M&E, or compliance-related) within agreed time frames and budgets. Oversee subcontractor and supplier performance, ensuring SLAs and KPIs are met. Act as the first point of escalation for urgent maintenance issues, ensuring effective and timely resolution. Manage maintenance budgets, report on expenditure, and identify opportunities for savings.

Ensure all works comply with statutory requirements, industry regulations, and health & safety legislation. Produce accurate operational and financial reports for senior management and clients. Drive continuous improvement and best practice in maintenance operations. Build and maintain strong working relationships with clients, suppliers, and internal teams.

Skills & Experience Required:

Proven experience managing reactive maintenance, PPM, and small works projects in commercial property or facilities management. Strong technical knowledge of compliance frameworks, building services, and health & safety regulations. Excellent subcontractor and supplier management skills. Experience in budget control and delivering projects within cost and time constraints. Ability to manage multiple priorities and respond effectively under pressure. Strong interpersonal and communication skills, with the ability to influence stakeholders.

Proficient in CAFM systems and Microsoft Office. Professional qualifications (e.g., IWFM, IOSH/NEBOSH, or relevant trade/engineering background) are advantageous.
