This is a rare opportunity to join a respected social housing provider at a pivotal stage in its journey. As part of an ambitious senior leadership team, you will play a critical role in shaping the future of property services, influencing strategic investment decisions and driving a culture where safety, compliance and resident satisfaction are at the heart of everything delivered.
Your new role
As Head of Property, you will provide strategic leadership across property compliance, asset management, repairs, maintenance and planned investment programmes. Working as a key part of the senior leadership team, you will be responsible for ensuring homes remain safe, compliant, well-maintained and fit for the future.
This role offers a unique blend of strategic influence and operational leadership, requiring an individual who can develop long-term investment plans while ensuring excellent day-to-day service delivery and value for money.
Key responsibilities will include:
Leading the delivery of the organisation's housing strategy and long-term asset management objectives.
Providing senior oversight of building safety and statutory compliance, including fire, gas, electrical, asbestos, water hygiene, lift safety and health and safety requirements.
Driving high-performing responsive repairs, planned maintenance and voids services, with a focus on quality, efficiency and resident satisfaction.
Using stock condition data, resident insight, performance metrics and financial information to inform investment decisions and improve service delivery.
Leading and developing a multidisciplinary team across compliance, property operations and asset management functions.
Managing significant budgets, contractor performance, KPIs, risk management frameworks and board-level assurance reporting.
Leading the delivery of retrofit, decarbonisation and capital investment programmes, ensuring compliance with PAS 2035 and funding requirements.
Supporting organisational strategy through informed decision-making, robust governance and a resident-first approach.
This position offers hybrid working flexibility but will also require regular office presence.
What you'll need to succeed
To be successful in this Head of Property position, you will bring substantial senior-level experience within social housing property services and a proven ability to lead high-performing teams through change and continuous improvement. Applicants who have senior level experience and may feel ready for a step-up into a Head of-level post are encouraged to apply, as this could be an exciting opportunity for the right profile of individual.
You will ideally possess:
Significant experience across housing repairs, maintenance, compliance, building safety and asset management within a social housing environment.
Building on the above, you will possess strong strategic asset management experience, and be comfortable in interpreting and presenting data to board and senior leadership level.
Strong knowledge of housing regulations, building safety, health and safety legislation and the Building Safety Act 2022.Experience overseeing large-scale capital investment programmes, stock improvement works and asset performance strategies.
A track record of delivering retrofit and carbon reduction programmes, including compliance with PAS 2035 requirements.
Strong financial management skills, including responsibility for annual investment budgets and value-for-money delivery.
The ability to use business intelligence, resident feedback and performance data to drive service transformation and operational excellence.
Excellent stakeholder engagement, influencing and board-reporting capabilities, including providing and presenting assurance reporting to board level.
A degree-level qualification, or equivalent experience, alongside a relevant property, construction, housing or asset management qualification.
CIH Level 5 qualification, or a willingness to work towards achieving it.
