📍 Birmingham (2 days per week in the office)
We're looking for a proactive and customer-focused Residential Block Property Manager to join this friendly team. In this role, you'll be the main point of contact for clients, freeholders, and leaseholders, looking after a portfolio of residential (and possibly mixed-use) properties.
This is a fantastic opportunity for someone who takes pride in delivering an excellent service and enjoys building positive working relationships. You'll play a key role in ensuring our properties are well managed, compliant, and running smoothly - all while maintaining a friendly and approachable service.
You'll also have the opportunity to support and mentor an Assistant Property Manager, helping them grow and develop in their career.
What you'll be doing:
Property Inspections & Maintenance - Carrying out regular site visits and producing clear, detailed reports
Financial Management - Preparing and managing service charge budgets and overseeing client accounts
Insurance Management - Managing buildings insurance and Director's & Officer's cover
Meetings - Organising and attending AGMs, EGMs, and Directors' and Resident's meetings
Administration - Handling correspondence and day-to-day administrative tasks
Lease Compliance - Identifying and addressing any lease breaches
Contractor Management - Appointing and overseeing contractors to ensure works are completed to a high standard
Property Sales - Managing licence to assign and lease assignments
Complaints Handling - Investigating and resolving issues professionally and efficiently
About You
You'll thrive in a fast-paced environment, be highly organised, and genuinely enjoy providing outstanding customer service. A strong knowledge of residential property management is essential, and the ATPI Level 3 qualification is preferred.
