Community Manager Summary- Manages and supervises all aspects of the property which includes financial and personnel management; administrative, leasing, and maintenance functions.
- Supports and enforces company policies and procedures and safety programs.
- Adheres to federal, state, and local laws and regulations as they pertain to property management.
- Establishes and maintains the operating budget(s) for assigned property.
- Directs and monitors the work of subordinates; identifies, initiates, and fosters training and development for team; and promotes teamwork while achieving goals.
- Establishes and maintains positive resident relations.
- Ensures a safe environment for all properties.
- Performs other duties as assigned.

RequirementsTraining/Education
- Degree or similar experience preferred
Experience/Skills
- Minimum two years of progressively responsible management related experience
- Demonstrated excellence in producing promotional materials
- Ability to lead & direct a team to achieve goals & to interact with all with courtesy, tact and poise
- Computer skills sufficient to enter daily operations data into the computer
- Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulations
Special Requirements
- Ability to operate basic office equipment
- Ability to lift up to 20 pounds
- Responsible for hiring, training, motivating, and supervising personnel assigned to the property(ies) in order to achieve operational goals and objectives.
- Establishes, directs, and monitors work performed by employees to ensure daily operations are successfully executed.
- Assists in the formulation of projected budgets.
- Responsible for remaining within established budgets.
- Responsible for the stable and safe operation of the property(ies).
- Responsible for the overall daily, weekly, and monthly reports and activities associated with the property(ies) (i.e., invoices, property activity, leases, delinquencies); submits required reports to management.
- Supports and enforces company policies (i.e., operations, personnel, safety).
- Ensures OSHA plans and programs are implemented, maintained, and enforced.
- Ensures rents are collected and posted in a timely manner.
- Ensures bank deposits are made and reported accurately.
- Coordinates, secures, and monitors vendor/contractor functions.
- Executes evictions, utility cut‑offs, and landlord liens as required.
- Evaluates and conducts performance reviews; provides comments and recommendations to management.
- Identifies and provides training to subordinates.
- Walks property on a regular basis to ensure all aspects of the property (interior and exterior) are properly kept.
- Conducts periodic inspections of vacant apartments.
- Keeps abreast of local market conditions and trends; conducts monthly market surveys.
- Develops and Maintains Marketing Initiatives (i.e., corporate outreach, advertising, referral programs, etc.).
- Develops and maintains resident retention policy and strategies (i.e., surveys, resident follow up, community events, newsletter, etc.).
- Assists with incoming calls and traffic during busy periods and assists in showing property to prospective residents during busy periods.
- Makes community contacts with employers, real estate agencies, and others as part of the corporate and community outreach program.
- Accepts check, money orders and certified checks for daily deposits.
- Timely reporting of any property loss on liability related incidents to the insurance company.
- Timely reporting of any work related injuries to the workers’ compensation insurance company.
- Maintains vacancy status on a daily basis.
- Establishes and maintains procedures for resident communications.
- Maintains positive customer relations/service attitude.
- Comply with all local, state and federal regulations as well as all company policies and procedures.
- Performs additional duties as assigned.
The Manager will regularly communicate with all necessary SC Bodner Company, Inc. employees, outside vendors and other individuals as deemed necessary to fulfill the responsibilities of the position.
