A leading Tier 1 Contractor is seeking an experienced Senior Quantity Surveyor with a strong CSA background to join the commercial team on a major hyperscale data centre development in Blyth, Northumberland.

The Senior CSA Quantity Surveyor will take commercial responsibility for a range of civil, structural and architectural packages. These may include earthworks, groundworks, drainage, reinforced concrete, structural steel, building envelope, roofing, internal finishes and external works.

Working closely with the Commercial Manager, Project Director, CSA construction team and specialist subcontractors, you will manage package procurement, cost control, valuations, change management and final accounts while protecting the contractor's commercial position.

• Take commercial ownership of designated civil, structural and architectural work packages.
• Manage packages from procurement and subcontract award through construction and final account.
• Develop a detailed understanding of each package scope, programme and contractual requirements.
• Provide commercial advice to the Commercial Manager, Project Director and CSA construction team.
• Ensure commercial activities comply with company procedures and project requirements.
• Monitor package performance against agreed budgets and commercial objectives.
• Identify commercial risks, opportunities and potential cost exposure.
• Protect the contractor's contractual and financial position throughout the project lifecycle.

• Establish and maintain budgets for allocated CSA work packages.
• Monitor committed costs, actual expenditure, accruals and forecast costs.
• Prepare monthly cost-value reconciliation reports.
• Develop accurate cost-to-complete forecasts for assigned packages.
• Analyse package performance against budget and explain commercial movements.
• Maintain cash-flow forecasts and support overall project financial reporting.
• Identify potential cost overruns and implement appropriate mitigation measures.
• Provide commercial updates for monthly project and senior management reviews.
• Maintain accurate commercial records and supporting documentation.

• Support or lead the procurement of civil, structural and architectural subcontract packages.
• Prepare tender documentation, scopes of work, bills of quantities and pricing schedules.
• Undertake measurements and quantity take-offs from drawings and BIM models.
• Issue tender enquiries and manage subcontractor clarifications.
• Complete detailed commercial comparisons and tender analysis.
• Identify qualifications, exclusions, scope gaps and commercial risks within subcontractor proposals.
• Participate in commercial negotiations and subcontractor interviews.
• Prepare subcontract award recommendations for management approval.
• Ensure subcontract agreements clearly define scope, programme, deliverables and commercial obligations.

• Administer subcontract agreements in accordance with the relevant conditions of contract.
• Ensure contractual notices and commercial correspondence are issued within the required timescales.
• Maintain accurate records of instructions, notices, quotations and commercial agreements.
• Review subcontractor applications for payment and assess completed works.
• Prepare valuation recommendations, payment notices and pay-less notices where required.
• Manage retention, contra-charges, damages and other contractual deductions.
• Monitor subcontractor insurances, bonds, warranties and collateral warranties.
• Support the administration of NEC, JCT or bespoke construction contracts, as applicable.
• Maintain a clear commercial audit trail throughout the project.

• Identify changes arising from design development, client instructions, RFIs and site conditions.
• Maintain accurate variation, compensation event and change-control registers.
• Prepare and submit quotations for instructed or anticipated changes.
• Assess subcontractor variation submissions and challenge costs where appropriate.
