We are seeking a highly skilled and detail-oriented Senior Estimator with extensive experience in Construction Manager at Risk (CMAR),
LS Hard Bid
, and Guaranteed Maximum Price (GMP) delivery methods. The Senior Estimator will play a key role in developing accurate and competitive cost estimates for complex commercial, institutional, healthcare, and public projects in the South East and US Virgin Islands. This individual will collaborate closely with project executives, preconstruction teams, trade partners, and clients to ensure budgets are aligned with project goals, scope, and schedule.

Key Responsibilities
  • Lead the estimating process for CMAR, LS Hard Bid, and GMP projects from conceptual through final pricing
  • Prepare detailed cost estimates, budgets, and bid packages for all project phases
  • Analyze drawings, specifications, and other project documents to develop comprehensive scopes of work
  • Perform quantity takeoffs and apply accurate unit pricing for labor, material, and equipment
  • Solicit, review, and level subcontractor and supplier proposals to ensure scope coverage and competitive pricing
  • Collaborate with project managers, superintendents, and preconstruction teams to develop value engineering options and constructability reviews
  • Assist in the preparation, submission, and presentation of GMP proposals to owners and stakeholders
  • Maintain current knowledge of market conditions, escalation factors, and trade partner capacity
  • Build and maintain strong relationships with clients, architects, engineers, and subcontractors
  • Mentor junior estimators and support team development
Ideal Candidate Profile
  • Bachelor’s degree in Construction, Engineering, or related field (or equivalent experience)
  • 10+ years of experience in estimating, with at least 5+ years in CMAR, LS Hard Bid, and GMP projects
  • Proven track record estimating large-scale commercial, institutional, or healthcare projects ($20M+)
  • Strong knowledge of construction means, methods, and materials
  • Proficiency with estimating software (e.g., Sage Estimating, On-Screen Takeoff, Bluebeam, Procore, or similar)
  • Excellent communication and presentation skills, with ability to interface directly with owners and design teams
  • Strong negotiation skills and ability to manage subcontractor relationships
  • Detail-oriented, highly organized, and able to manage multiple priorities under tight deadlines
  • Open to occasional travel to the Virgin Islands
Preferred Skills
  • Experience with design‑assist and early budget development in preconstruction
  • Knowledge of BIM and its integration with estimating
  • LEED accreditation or familiarity with sustainable construction practices
