General Superintendent – Integra Investments

Integra Build is seeking an experienced Superintendent to lead field operations for a ground‑up multifamily community scheduled to begin in 2026. This role is ideal for a proven builder with a strong track record in multifamily construction who can manage field operations with discipline, communication, and a high level of craftsmanship. The Superintendent will provide critical insight into field scopes, sequencing, constructability, manpower planning, inspections, and logistical needs, while supporting buyout and negotiations.

The Superintendent will collaborate daily, share decision‑making, align priorities, and jointly drive milestone performance and overall project success.

Key Responsibilities Field Leadership & Oversight
  • Lead and supervise all daily field operations for the assigned multifamily project.
  • Manage, coordinate, and evaluate subcontractors, vendors, and field staff.
  • Mentor and support Assistant Superintendents, helping build a strong field leadership culture.
  • Maintain clean, organized, and efficient jobsites and field offices.
  • Represent Integra Build professionally with owners, inspectors, architects, engineers, and city officials.
  • Set the standard for punctuality and professionalism — arriving early, leading by example, and consistently meeting or exceeding daily objectives.
  • Flexibility to be on‑site during weekend operations when critical path activities or inspections require it.
Planning, Scheduling & Execution
  • Develop, manage, and update project schedules, including look‑ahead and milestone tracking.
  • Coordinate sequencing across civil, structural, MEP, envelope, and interior finish trades.
  • Ensure material deliveries, inspections, and manpower align with the construction schedule.
  • Identify risks or delays early and implement corrective action plans.
  • Collaborate closely with the PM/PE to align field progress with procurement, long‑lead items, and owner expectations.
  • Oversee day‑to‑day subcontractor performance and field coordination.
  • Provide scope clarity, field requirements, and constructability input during buyout to support PM negotiations.
  • Maintain accurate and organized field documentation: daily reports, inspection logs, QA/QC logs, RFIs execution, photos, manpower counts, etc.
  • Prepare and maintain all records required for field coordination and project management.
Quality Assurance, Safety & Compliance
  • Promote and enforce an injury‑free workplace in compliance with OSHA and company safety standards.
  • Lead daily safety huddles and monitor subcontractor adherence to safety protocols.
  • Implement and manage the QA/QC program, including mockups, testing, inspections, deficiency tracking, and punchlist closeout.
  • Ensure all work complies with plans, specifications, manufacturer requirements, and applicable building codes.
Problem Solving, Constructability & Change Management
  • Identify field conditions requiring design changes or clarifications and coordinate with the PM on impacts.
  • Provide field verification, documentation, and recommendations to support accurate Change Order pricing and negotiation.
  • Resolve conflicts related to sequencing, manpower, overlapping trades, or unforeseen conditions.
  • Continuously seek opportunities to improve productivity, coordination, and efficiency in the field.
Candidate Qualifications Required
  • 5–10 years of construction management and field supervision experience.
  • Proven success leading ground‑up multifamily projects (garden‑style, podium, or villa/townhome).
  • Ability to oversee multiple buildings simultaneously on fast‑paced projects.
  • Strong understanding of scheduling, sequencing, and all phases of multifamily construction.
  • Excellent verbal and written communication skills; able to lead teams and work effectively with inspectors and owners.
  • Ability to work under pressure, meet deadlines, and maintain a solutions‑first mindset.
  • Strong decision‑making skills and sound judgment for involving key stakeholders when needed.
  • OSHA 30 certification with deep practical knowledge of safety standards.
  • Ability to travel as needed to the jobsite.
  • Strong organizational and documentation skills with consistent reporting practices.
  • Working knowledge of Microsoft Office, Procore, Bluebeam, and document control systems—able to navigate workflows and supervise tasks while delegating technical items to the PE/AS team.
  • Must submit a list of completed ground‑up projects with brief descriptions of role and scope.
