We specialise in properties for sale and properties for rent as well as offering a wide range of property services, including property management, property surveys, and independent mortgage advice.
We have a fantastic opportunity for a Lettings Administrator to join our successful team at our busy Winton office.
DutiesDealing with prospective / current Landlords and Tenants. A sound knowledge of all that is going on in the department must be developed and maintained as the role may involve being left to manage the office alone.
General DutiesThe ideal candidate will be extremely organised and good at maintaining the department’s level of service through accurate recording of information in the relevant places (computerised and manual). You will support the team in various administrative roles, including maintenance/repairs, check out’s and deposits, and general admin.
Administrative DutiesUsing Word / Excel / Jupix (computer aided residential lettings). Training will be given on the database and Jupix. Attention to detail a must.
Management Duties- First point of contact for Landlords and Tenants regarding any maintenance issues in the flat. Liaising with Landlords for authorisation on repairs. Instructing appropriate contractors to carry out repairs and making sure these repairs are completed in a reasonable timescale.
- Obtaining references from employers, bank, any previous landlord, personal reference and credit searches.
- Producing tenancy agreements and legal notices for signature.
- General supervision of internet adverts, updating window displays and website information.
- Gain general knowledge of all aspects of lettings and including covering viewings where needed.
- To conduct viewings in the occasional absence of the Lettings Negotiator & Lettings Manager.
- Self-motivated, confident and ambitious.
- Excellent organisation and computer skills.
- Have the drive and ability to achieve monthly team targets.
- A positive and professional attitude.
- Enjoy dealing with a variety of people in a friendly and firm manner on the telephone and in person.
- A car driver with own transport and a clean licence.
- Able to work using initiative and as part of a team.
- Willing to provide 100% commitment.
Your regular working hours will average hours per week, structured as follows:
- Monday to Friday: 9am to 6pm (with a deduction of four hours on one day as compensation for Saturday work)
- Alternate Saturdays: 9am to 4pm
Lunchtime is to be arranged in conjunction with other members of staff to enable the office to remain manned.
Holidays are at a scale of 20 days per annum for the period 1 January to 31 December on a pro-rata basis per number of completed months. Holiday entitlement increases to 21 days per year from the January following 2 years continuous employment, with one additional day per year, up to a maximum of 25 days.
