Email: jamie.pollBCP Council are seeking a Senior Estates Surveyor to join our Estates Team based in central Bournemouth.
BCP Council is one of the largest local authorities on the South Coast, serving Bournemouth, Christchurch and Poole. Our diverse property and land portfolio spans operational, community, commercial, investment and development assets, supporting public services, regeneration, income generation and economic growth. Our Estates team help shape how these assets are managed, developed and used for the benefit of residents, businesses and local communities.
We now have an exciting opportunity for an experienced and motivated Senior Estates Surveyor to join us – taking a leading role in the delivery of the Council’s property and land disposal programme. This is a business-critical position that will work closely with the Head of Estates to achieve the Council’s strategic priorities and generate capital receipts. The role benefits from a hybrid-working policy, with an expectation to attend our offices in Bournemouth two days a week.
The Role As Senior Estates Surveyor, you will play a leading role in delivering the Council’s property and land disposal programme. Supporting the Head of Estates, you will identify opportunities and develop, maintain and actively manage a prioritised pipeline of surplus and underperforming assets. You will prepare disposal strategies, option appraisals, valuation advice and delivery programmes, recommending the most appropriate route to market for each opportunity.
While the disposal programme will be your primary focus, the role will also involve broader estate management and landlord and tenant work. You will collaborate with colleagues and external partners across a varied portfolio, providing clear professional advice and helping to ensure the delivery of an efficient and effective estate management service.
Key responsibilities – Build and drive a prioritised pipeline of surplus and underperforming land and property assets for disposal.
Formulate disposal strategies, option appraisals, valuations, delivery plans and evidence-based recommendations.
Lead property due diligence.
Select the right disposal route and oversee tenders, auctions and direct negotiations.
Appoint and manage agents, valuers, solicitors and advisers to deliver value for money and meet deadlines.
Assess bids, negotiate Heads of Terms.
Drive transactions from agreement through exchange and completion.
Track disposals, forecasts, risks and milestones, reporting clearly against capital receipt targets
Produce Cabinet reports, briefings and presentations.
Manage a wider estates and landlord and tenant caseload, such as lease renewals and rent reviews, across the Council’s commercial property portfolio.
Lead on community asset transfers.
What you will needA full member of the RICS / Chartered Surveyor (MRICS/FRICS)
A relevant degree in property / estate management.
Strong experience in commercial property and land disposals.
Experience of structuring and progressing complex land and property transactions.
Experience in rent reviews, lease renewals, and wider landlord and tenant matters.
Proficient knowledge of landlord and tenant legislation.
Previous experience of working in Local Government is preferred, but not essential.
Strong communication skills and the ability to build effective relationships with colleagues, stakeholders, tenants, consultants and partners.
