Mortgage Field Services Inspector at FAR INSPECTIONS
FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders.
Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but an ability to effectively manage time and meet deadlines is crucial. The company is based in Reno, NV, and has been in business for over nine years.
What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties, and to do this they send out independent contractors. The purpose of the property inspection is:
- To verify property occupancy.
- To report on the general condition of the property using a mobile application.
Most inspections are exterior only; about ten percent require interior photos after the property has gone vacant.
We contract with inspectors at a county level. You would be responsible for completing all inspections in your county, and in some cases you may split the county with another inspector if there is enough volume for two inspectors.
Responsibilities- Most common type of inspection should only take 5–6 minutes.
- Complete the inspection within four days after it is assigned.
- Report general property conditions and make a determination of occupancy based on industry standards.
- Take nine or more photos of the property with brief comments.
- Complete a short form in an app.
- Be able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
- Computer with an internet connection.
- Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver’s license.
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30‑$40 per hour.
Depending on the county and whether it is urban or rural you will complete anywhere from twenty to five hundred inspections per month, working two to thirty hours per week. Lower‑volume counties have higher rates and higher‑volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
