Senior Property Manager

Peabody Properties seeks an experienced Senior Property Manager to manage a portfolio on the South Coast. The Senior Property Manager is responsible for the physical, financial and administrative operations of the buildings within their portfolio. This individual will oversee a mini portfolio in close geographic areas while handling the day‑to‑day functions of the Site Property Manager at their assigned base location.

Responsibilities
  • Oversee all facets of property operations with expertise in resident relations, government housing regulations, budgetary analysis, revenue collection and expense management, and staff supervision, training, development and retention.
  • Prepare rent increase submission according to federal/state guidelines.
  • Inspect office files to assure accuracy and compliance with federal/state regulations.
  • Prepare annual operating budget and monitor compliance within budget constraints.
  • Oversee processing of all resident certification/recertification forms.
  • Supervise maintenance and site office staff, including preparation of performance appraisals, corrective discipline, priority setting and conflict resolution.
  • Visit all sites weekly to inspect property and review physical operations.
  • Make cost‑effective recommendations to the Director of Portfolio Operations/VP of Affordable Housing/EVP of Operations regarding building operations.
  • Conduct periodic resident meetings to alleviate conflicts and promote tenant relationships.
  • Sign all leases, lease amendments and/or lease renewals.
  • Prepare and/or approve all billings/vouchers for subsidy reimbursement.
  • Attend and testify at court hearings/cases as requested by Company attorney.
  • Log staff payroll hours, approve all overtime, and report to Payroll Department.
  • Coordinate hiring, in‑house postings, and terminations with the People and Culture department.
  • Oversee all EEO and management reviews conducted by federal/state representatives and implement corrective measures when results are unsatisfactory.
  • Market commercial space to obtain qualified tenants, negotiate lease transactions, etc. (if applicable).
  • Monitor affirmative marketing outreach efforts of staff to attain or exceed minority goal.
  • Periodically report to project owners on building status, if applicable, via written or phone communication.
  • Perform other duties as assigned by the Director of Portfolio Operations/VP of Affordable Housing/EVP of Operations.
Education and Experience
  • High School Diploma or GED with a minimum of 7 years related property management experience.
  • Extensive knowledge of One Site and proficiency with Microsoft Word, PowerPoint, and Excel.
  • Demonstrated experience with LIHTC recertification/Project Base Section 8 experience and other subsidies.
  • Strong communication, organizational, writing, and computer skills.
  • Bilingual (English/Spanish) a plus.
Compensation and Benefits

Base pay range: $100,006 – $117,535 per year (dependent on experience, portfolio size, location and budget) plus a comprehensive benefits package that includes medical, dental, 401(k), STD, life insurance, Employee Assistance Programs (EAP), paid time off, paid holidays, paid training, tuition reimbursement, wellness programs, employee referral bonuses, and flex spending.
