Maintenance Technician at WGA Legacy Property Management, LLC performs technical and mechanical tasks to safeguard the physical properties, including buildings, grounds, amenities and common areas. Duties ensure cleanliness, presence, safety, and full functionality in alignment with the Company’s standards. It is imperative that you review these duties and that you understand you can perform all the duties, have the skills, and possess the physical abilities necessary to perform the job as described.
Responsibilities- Performs assigned work orders and preventative maintenance by identifying the source of the deficiency or trouble, making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Manages the “make-ready” process for vacant apartment homes, including pre-move-out inspection, creating itemized punch list, ensuring vendors perform and complete work, coordinating materials, completing tasks, and inspecting results.
- Obtains materials, supplies, equipment and tools by following procedures, tracks usage, returns unused items to vendors, and informs the maintenance supervisor or manager when re-ordering is needed.
- Maintains timely, accurate documentation of service requests for proper tracking and follow-up.
- Assists in maintaining grounds, common areas and amenities by trash pickup, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Supports cost-control by repairing rather than replacing parts when feasible and using materials and tools efficiently.
- Complies with safety and risk-management policies by attending routine safety meetings, completing required OSHA and safety-related training, and reporting accidents and incidents promptly and correctly.
- Completes required trainings and attends meetings to stay up to date.
- Assists in organizing daily and periodic property inspections to identify safety and risk matters, maintain property in good repair, and communicate needs to management.
- Documentation tasks include inventory maintenance, requisition requests, and required maintenance reports.
- EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
- All certifications as required by state and local jurisdictions (applies to all Service Technicians).
- Valid driver’s license to operate a golf cart on property.
An employee must be knowledgeable and skilled in the safe use and maintenance of the following:
- Hand Tools: Various wrenches, hammers, grips, saws, sledgehammers, snips, post-hole diggers, etc.
- Power Tools: Wrenches, grinders, sanders, drills, saws, etc.
- User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.
- Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand power augers, etc.
- Measuring Devices: Calipers, voltmeters, ohmmeters, testing meters, pH tests, gauges, etc.
- Constant need (66% to 100% of the time) to be on feet.
- Frequent need to perform the following physical activities: bending, stooping, squatting, kneeling, climbing stairs and ladders, lifting and carrying items, and moving equipment and supplies as required.
- Climb stairs and ladders; push or pull equipment and doors; reach above shoulder; grasp and handle tools and equipment.
- Lift/carry weights as follows: up to 150 lbs occasionally (with assistance as needed); 75-150 lbs is occasional; 25-75 lbs frequently; 1-25 lbs constant.
Note:
heaviest items are moved with assistance (examples include washers, dryers, appliances, etc.). - Constant need to document maintenance and read manuals; vision and reading of cautionary labels and instructions.
- Hearing and speaking: constant need to communicate with team, vendors, and residents.
- Driving/Traveling: frequent need to use a personal vehicle to obtain parts and supplies; on-call rotations may require travel with short notice. Must have a valid driver’s license and auto insurance.
- Working environment: indoors most of the time with frequent outdoor work; exposure to paint fumes, solvents, adhesives; sometimes in awkward or confined positions.
- Reasoning development: moderate ability to apply logical thinking and follow standardized procedures with some deviation as needed.
