Qualifications

Essential

Skills:

proficiency in painting, plumbing, electrical, appliance repair, carpentry, landscape quality control, irrigation repairs, and the ability to transfer knowledge to others on the team.

Customer service skills, the ability to work independently with a sense of urgency and to be solutions oriented, willingness to learn industry‑leading technology, and demonstrated organizational skills to prioritize daily schedules.

Certified Pool Operator (CPO) certification may be required. EPA certification (Universal or Types I & II) is required to be provided at the time of hire or obtained within six (6) months of hire.

Pay will be commensurate with experience.

Essential Functions
  • Work from policies, standards, schedules, service requests, logs, contracts, warranties, and instructions.
  • Interview, select, recommend hires, train, and supervise maintenance staff, providing safety instruction and operational training. Manage performance and disciplinary actions.
  • Participate in annual planning, recommend maintenance budget levels and capital equipment purchases, respond to inquiries and provide documentation.
  • Establish maintenance and preventive maintenance schedules and priorities, assign work based on skill and availability, and monitor results.
  • Track service requests in the computer system, close records for completed orders, investigate and resolve overdue orders.
  • Maintain accurate maintenance documentation including EPA logs, MSDS sheets, smoke detector records, asset inventory, fire, compactor, and pool logs.
  • Monitor inventories, place orders, and ensure parts/materials are stored and the shop is safe.
  • Monitor effectiveness of move‑in and move‑out inspections, conduct and document inspections and orient new residents.
  • Participate and monitor maintenance activities for service requests, painting, grounds, pool, amenities, club house and apartment homes.
  • Respond to reports of unusual or escalated repair issues, determine repair and supply requirements, perform repairs involving mechanical, electrical, plumbing or HVAC systems.
  • Determine need for outside contractors, negotiate and schedule related assignments.
  • Arrange and implement special projects to increase aesthetics, safety, or quality of the property.
  • Maintain property grounds and facilities, resolve safety hazards, property damage, or unsightly conditions, and report serious problems.
  • Prepare periodic or special reports on maintenance activities and statistics.
  • Available for on‑call duty, nights and weekend work.
Qualifications and Experience
  • Use of mathematics with analytical use of complex drawings, manuals, and schematics; precision measuring instruments.
  • High School Diploma or GED required.
  • Applied trades training in mechanics, electrical systems, HVAC systems, and plumbing.
  • Certified Pool Operator (CPO) certification may be required; EPA certification required as above.
  • Strong English communication skills.
  • Over five years of experience required to be fully familiar with techniques, equipment, systems, documentation, and supervising.
