We are recruiting for an experienced Quantity Surveyor to join a well-established construction business specialising in the delivery of new build residential developments.
The business delivers a varied portfolio of medium to large-scale affordable housing schemes, alongside apartment developments, retirement living and extra care projects. You will be involved in projects from the early development and pre-construction stages through to on-site delivery and final account.
This is an excellent opportunity for a commercially minded Quantity Surveyor to take ownership of their projects and play a key role in ensuring successful financial and contractual delivery.
The Role As Quantity Surveyor, you will be responsible for the commercial management of construction contracts, working closely with project teams, clients, consultants and the supply chain.
Your responsibilities will include:
- Building and maintaining strong working relationships with clients, consultants and subcontractors
- Procuring and appointing subcontractors in line with project programmes and company procedures
- Managing subcontract packages and administering subcontract agreements
- Assessing subcontractor applications and ensuring payments and payment notices are issued accurately and on time
- Preparing and submitting client valuations in accordance with contractual requirements
- Monitoring and forecasting project valuations through to final account agreement
- Measuring works on site and from drawings where required
- Assessing and agreeing variations, provisional sums and additional works
- Managing and monitoring project costs to ensure commercial performance remains on track
- Producing accurate cost reports, internal valuations, subcontract liabilities and cost value reconciliations
- Maintaining clear and accurate commercial records
- Identifying potential delays and working with the project team to manage their commercial impact
- Managing change in accordance with contractual requirements
- Identifying opportunities to minimise unrecoverable costs
- Pricing and negotiating project variations effectively
- Managing direct labour and plant costs where required
- A relevant HND, Degree or equivalent qualification in Quantity Surveying, Construction or the Built Environment is desirable
- A minimum of three years’ experience within a Quantity Surveying or commercial role in the construction sector
- Experience working on construction projects, ideally within new build housing or residential developments
- A good understanding of NEC and/or JCT forms of contract
- Strong commercial and financial awareness
- Confident using Microsoft Office
- A CSCS card would be advantageous
- A full UK driving licence
- A strong communicator, both verbally and in writing
- Comfortable building relationships with stakeholders at all levels
- Highly organised with excellent attention to detail
- Able to prioritise a varied workload and work to deadlines
- Accurate and thorough in their approach
- Proactive in keeping colleagues and stakeholders updated on key tasks and progress
- Able to take ownership of their own performance and professional development
