Property Block Manager – Brighton – £40k – £45k

Client: A long-established property consultancy and block‑management specialist based in Sussex, combining chartered‑surveying expertise with strong local knowledge to support residential and commercial clients. Their block‑management division delivers comprehensive services including service‑charge administration, maintenance coordination, safety compliance, and resident communication.

• Full day‑to‑day management of a mixed residential portfolio
• Setting and managing service charge budgets, expenditure, and year‑end accounts
• Managing Section 20 consultations and major works projects
• Conducting regular site visits and ensuring H&S compliance across all sites (pool car available)
• Liaising effectively with leaseholders, clients, contractors, and internal teams
• Experience with mobilisation and high‑rise is desirable but not essential

• Experienced in long leasehold block management (1+ years), with a good understanding of current legislation affecting residential property management
• Good understanding of residential leases, statutory compliance issues and CDM regulations
• Experience of budget management, financial control and delivery of cost efficiencies
• Working knowledge of building management, systems maintenance and repair projects
• Either experience with new build and HRB or a desire to learn
• Full UK driving licence

• Salary between £40,000 and £45,000
• Office based position
