This is a developer-led environment, but with a practical, build-focused mindset — ideal for someone who understands residential delivery from both sides.
Technical Manager- The Role
You will take full technical ownership of multiple residential developments from pre-construction through delivery and handover, working closely with land, commercial, construction and external consultant teams. The role is hands-on, autonomous, and trusted — not buried in layers of process.
- Day-to-day technical management of residential schemes
- Managing consultants (architects, engineers, employers agents, NHBC, utilities)
- Overseeing planning conditions, technical approvals and discharge strategy
- Driving design coordination through RIBA stages 3-5
- Ensuring compliance with Building Regulations, NHBC and local authority requirements
- Supporting JV and affordable housing partners on technical matters
- Resolving technical and buildability issues during construction
- Maintaining programme, quality and cost control from a technical standpoint
- This role suits someone who enjoys owning projects, not just administering drawings.
Residential experience is essential.
You will likely have:
- A background with a residential developer, house builder or main contractor
- Strong experience on new-build housing and/or apartment schemes
- Exposure to affordable housing and JV projects (highly desirable)
- Solid understanding of Building Regulations, NHBC standards and planning processes
- Experience managing post-contract technical delivery (not just front-end design)
- A practical, delivery-focused mindset
- Relevant qualifications (HNC / HND / Degree or equivalent) are preferred but experience and competence matter more.
