Commissioning Home Manager | Hollybank Care Home - Middleton-on-Sea, West Sussex Up to £85,000 per annum | Up to 40% Annual Bonus | Generous Commissioning Bonus We're looking for a Commissioning Home Manager to lead the opening of Hollybank Care Home, a brand-new luxury care home located in the desirable coastal village of Middleton-on-Sea, West Sussex. Hollybank Care Home is a purpose-built premium 66 bed service due to open in January 2027, offering exceptional all-inclusive residential, dementia, nursing and respite care within a beautifully designed, hospitality-led environment.
Designed to set a new benchmark for luxury care in the local market, the home offers spacious en-suite bedrooms, elegant dining areas, café facilities, cinema room, private dining experience, hair and nail salon, beautifully landscaped gardens and premium communal spaces designed to deliver an exceptional resident experience from day one. This role offers full site ownership throughout the commissioning process and requires a highly capable leader who can build a new service from the ground up. From recruitment strategy and operational mobilisation through to occupancy growth, regulatory readiness and establishing strong local reputation, you will lead every stage of the journey while ensuring the home launches successfully and is positioned for long-term commercial and operational success.
You will be responsible for building a high-performing team, embedding company culture and values from day one, establishing strong referral routes, building occupancy from zero and ensuring the home is fully prepared for its first CQC inspection cycle.
Key Responsibilities Lead all commissioning activity prior to opening including recruitment, onboarding and mobilisation. Build and develop a high-performing team while minimising agency usage from day one. Drive occupancy growth through local networking, relationship building and strong community presence. Establish all operational systems, governance processes and quality standards. Prepare the home for successful CQC registration and inspection readiness. Manage budgets, occupancy targets and financial performance in line with business expectations.
Build strong relationships with local authorities, healthcare professionals and community stakeholders. Establish Hollybank Care Home as a premium care provider within the local market. What You'll Bring Minimum 4 years management experience within elderly care services. Previous experience managing a comparable residential or nursing service, ideally 50 beds. Previous commissioning experience within a new build care home environment is highly desirable.
Registered Nurse qualification (RGN/RMN preferred). Strong track record achieving Good or Outstanding CQC ratings. Commercial awareness with strong understanding of occupancy growth, budgets and financial performance. Proven leadership ability with experience building, developing and retaining high-performing teams. Strong understanding of regulatory compliance and inspection readiness.
