SENIOR PROPERTY MANAGER

ROLE OVERVIEW

You will take ownership of a high profile residential portfolio of 965 homes across five schemes, stewarding service charge budgets of around a quarter of a million pounds. You’ll be empowered to set the standard for customer experience, compliance and commercial delivery, drawing on the strength of Rendall & Rittner and the wider Odevo Group.

This role is ideal for someone who thrives on complexity: you’ll lead façade and other major works from planning to practical completion, navigate evolving building safety requirements, and collaborate closely with developer and freeholder clients, including key stakeholders. Your credibility, judgement and calm communication will ensure residents, clients and contractors feel informed, respected and confident in your leadership.

ROLE EXPECTATIONS

Most days you’ll be coordinating works, resolving resident queries, tracking budgets and compliance actions, and preparing clear client updates. You’ll plan and chair meetings, visit sites to stay close to the detail, and keep major projects on programme and on cost. You’ll use data, systems and your own insight to anticipate issues early and deliver consistently excellent outcomes.

WHAT SUCCESS LOOKS LIKE
  • Residents, clients and contractors trust you because you communicate early, clearly and with solutions.
  • Service charge budgets are accurate, transparent and on target, with variances explained and controlled.
  • Façade and other major works progress safely, compliantly and to programme, with risks actively managed.
  • Compliance actions are always current, evidenced and auditable across all five schemes.
  • Meetings are purposeful, minutes are timely, and agreed actions are completed as promised.
  • You spot opportunities to improve processes, drive value for money and enhance the resident experience.
HOW YOU'LL SPEND MOST OF YOUR TIME
  • Leading day-to-day management across five schemes, coordinating contractors, concierge and site teams.
  • Planning and overseeing façade remediation and other major works, including Section 20 consultation.
  • Managing service charge budgets, forecasts, purchase orders and invoice approvals.
  • Driving statutory and building safety compliance, maintaining accurate records and action trackers.
  • Chairing client, resident and site meetings, issuing minutes and following through on actions.
  • Handling escalated resident queries with empathy, professionalism and timely resolution.
WHO THIS ROLE IS FOR
  • You’re an experienced block/property manager who enjoys large, multi-block portfolios and complexity.
  • You combine commercial acumen with a people first approach and calm, confident communication.
  • You’re detail strong, deadline-driven and comfortable making decisions with imperfect information.
  • You build strong relationships with developer and freeholder clients and manage expectations well.
  • You take ownership, learn fast and use systems and data to keep projects and budgets on track.
EXPERIENCE THAT HELPS
  • Leading façade remediation or external wall system projects and navigating evolving building safety rules.
  • Managing multi-scheme portfolios with complex service charge structures and major works programmes.
  • Running procurement and contractor performance management to deliver value and quality.
  • Working with developer clients and institutional freeholders.
  • Chairing resident and client meetings, producing clear reports and action plans.
