HNM Systems, a top‑ranked staffing & consulting firm headquartered in San Diego, CA, is seeking a Building Access Specialist for multi‑dwellings and residential developments. The role focuses on acquiring and managing building‑access agreements, licenses, and related contracts to support network expansion and customer‑project delivery.
Responsibilities- Acts as primary lead for negotiation and acquisition of building access agreements.
- Coordinates delivery and integration of building access, space and power with other functional groups.
- Forecasts and manages expenditures related to access, rent, utilities and tracks impact to network expense, operating expense and capital expense budgets.
- Provides post‑execution support for building access and infrastructure agreements, including contract deliverables, data entry, invoice payment and renewals.
- Estimates cost and timeline for entrance agreements and related components of projects integral to building additions or network expansion.
- Serves as a subject‑matter expert on Building Access, Property Negotiation, and Strategy.
- Maintains market intelligence on rates, fees and trends in MDU, subdivision and small‑business space.
- Assists in on‑time delivery of projects to scope, budget and other constraints.
- Coordinates financial management controls (order‑to‑bill) and assurance for all stakeholders.
- Other duties as assigned.
Residential and commercial property owners, landlords and brokers, leasing agents, developers, municipal, state and federal authorities, third‑party agencies, and utility companies.
Qualifications- 5 years of experience in a related field, with 10 years of direct experience in large construction deployments preferred.
- Strong background in building access, outside plant, contract management, third‑party agreements, and negotiation.
- Bachelor’s degree in a related field preferred.
- Ability to perform each essential duty satisfactorily; reasonable accommodations may be provided.
