Position Overview

We are seeking an experienced Preconstruction Manager to join our Preconstruction and Project teams. As a key member of our Preconstruction team, you’ll guide projects from concept to handoff, working closely with Operations, VDC, Procurement, and our design partners. You’ll influence major decisions, integrate emerging technologies, and help us push the boundaries of digital and Lean construction. This isn’t just estimating — it’s strategy, innovation, and leadership.

Key Responsibilities Project Analysis & Documentation
  • Analyze drawings, data, and specifications to ensure each project’s documentation is complete.
  • Review and reconcile quantity surveys and costs with consultants and design teams.
  • Develop clear assumptions, inclusions/exclusions, and supporting documentation.
Estimating & Pricing
  • Lead or assist in developing accurate cost estimates at all design phases (conceptual through CDs).
  • Perform quantity takeoffs, price materials/labor using reliable data, and compile estimates in software tools.
  • Strategize the best pricing approaches for each project.
  • Track market conditions, labor rates, and material pricing to ensure accuracy and competitiveness.
  • Prepare and submit comprehensive bid packages and evaluate subcontractor proposals.
Planning & Logistics
  • Assist in developing preliminary project logistics plans and project schedules.
  • Participate in pre-bid meetings, site walks, and stakeholder coordination.
  • Support the development of contracting plans, scoping, bidding, and buyout.
Collaboration & Communication
  • Coordinate with internal teams, design consultants, and external partners to align estimates, logistics, schedules, and financial data.
  • Create and distribute cost reports, memos, and meeting minutes.
  • Work with Procurement and Operations throughout project evolution and support a smooth transition to Operations.
  • Participate in Operations Review meetings for continuous improvement.
Technology, Lean & Innovation
  • Collaborate with the VDC team on 5D estimating, Target Value Design, and digital visualization strategies.
  • Incorporate Lean methodologies into preconstruction processes, including design-assist, progressive design-build, and make-vs-buy analyses.
  • Support the company’s long‑term vision by integrating new tools and technology into Preconstruction workflows.
Relationship Building & Data Management
  • Build and maintain long‑term relationships with key contractors and suppliers.
  • Develop and maintain historical cost data to strengthen our estimating database.
  • Assist in value engineering efforts to keep projects aligned with client budgets.
Qualifications
  • Bachelor’s degree in Construction Management or a related field.
  • 3‑5+ years of construction estimating experience or field experience.
