Mortgage Field Services Inspector

FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors earn predictable full-time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but an ability to effectively manage time and meet deadlines is crucial. What Is an Occupancy Verification?

A periodic check performed by an independent contractor to verify that a property is occupied. The purpose is to keep mortgage lenders informed of property status and to report on the general condition of the property using a mobile application.

Responsibilities
  • Most inspections are exterior only and typically take 5‑6 minutes.
  • Complete each inspection within 4 days of assignment.
  • Report general property conditions and determine occupancy based on industry standards.
  • Take 9+ photos of the property with brief comments.
  • Complete a short form in a mobile app.
  • Drive extended periods of time while making numerous stops during the day in the assigned territory.
Requirements
  • Computer with internet connection.
  • Reliable vehicle (good gas mileage is a plus as you pay for your own gas).
  • Smartphone (Android or iPhone).
  • Printer.
  • Pass a standard background check using a valid driver’s license.
Pay and Hours

This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, you will earn the equivalent of $30‑$40 per hour. Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2 to 30 hours per week.

Lower‑volume counties pay higher rates, while higher‑volume counties pay lower rates. There is no set minimum number of inspections per month, but the work is consistent month‑to‑month. Earn more as you become established, increase your availability, or cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
