Our reputable client is seeking an Assistant Property Manager to join their team on a permanent basis. This role provides essential administrative and operational support, contributing to the smooth, efficient management of a diverse property portfolio.

We’re looking for someone with 2-3 years of experience in assistant or junior property management within commercial or industrial real estate. The successful candidate will play a key role in day-to-day property operations, including tenant relations, lease administration, coordinating maintenance and vendor activity, conducting site inspections, and supporting rent collection and general accounting tasks.

Strong organization, communication, and follow-through skills are essential, along with a proactive, service-oriented approach and the ability to thrive in a collaborative, fast-paced environment.

Duties and Responsibilities:

The key job functions are:

  • Support the Property Manager with day-to-day operations across the portfolio.
  • Assist with tenant relations, including addressing inquiries, responding to concerns, and ensuring a high standard of customer service.
  • Coordinate lease administration: prepare lease documents, track renewals, update tenant records, and ensure accurate documentation.
  • Oversee move-in and move-out processes, including inspections, documentation, and communication with tenants.
  • Support rent collection processes, follow up on arrears, and maintain accurate financial records.
  • Help coordinate maintenance requests by liaising with contractors, vendors, and building staff to ensure timely completion of work.
  • Conduct routine site inspections to identify maintenance issues, cleanliness concerns, or safety hazards.
  • Assist with budgeting activities, invoice processing, purchase orders, and expense tracking.
  • Maintain organized property files, records, and reports for internal and regulatory purposes.
  • Support marketing and leasing activities, including scheduling showings, posting listings, and preparing application packages.
  • Assist with enforcing property policies, rules, and compliance with relevant legislation and company standards.
  • Participate in emergency response procedures, incident reporting, and safety protocols as needed.
  • Prepare regular reports on occupancy, maintenance updates, financial items, and tenant activity for the Property Manager.
  • Contribute to ongoing improvements in property operations, tenant satisfaction, and building performance.
Qualifications:
  • Valid driving license and reliable vehicle.
  • Clear RCMP and credit check required.
  • Valid passport for travel (when needed).
Experience:
  • 2-3 years of experience in an Assistant Property Manager, Jr. Property Manager, or similar role is required.
  • Experience in commercial or industrial property management.
  • Familiarity with lease documentation and basic accounting principles.
Skills:
  • Strong organizational and time management skills with keen attention to detail.
  • Excellent communication and interpersonal skills – professional, proactive, and service-oriented.
  • Confident making calls, coordinating vendors, and following up on tasks.
  • Collaborative and eager to learn; comfortable supporting a busy, team-oriented environment.
Base Salary:
  • Salary based on experience.
  • Full benefits package included.
Work Hours:
  • 40 hours per week.
  • Monday to Friday.
  • Travel required – 10% (within AB and BC)

  • This opportunity does not include relocation. It will be the responsibility of the candidate should relocation be required.
