The Opportunity  Chisholm Industries is seeking an experienced Project Manager to own the successful delivery of assigned mechanical construction projects from award through close-out.
This is not a coordinator role. The Project Manager is accountable for project results - safety, quality, schedule, contract compliance, customer satisfaction, cash flow, and profitability - and leads the field and administrative team required to deliver those results.
The right person is commercially aware, highly organized, comfortable in the field, and proactive about identifying risks before they become problems. You will work closely with superintendents, foremen, project coordinators, estimators, suppliers, subcontractors, consultants, general contractors, owners, and company leadership.
What You'll Own   Project profitability - complete projects on budget without profit fade and achieve approved job-cost, labour-production, equipment, and margin goals.
Project planning and schedule - build and maintain milestone and look-ahead schedules covering approvals, permits, long-lead items, mobilization, phases, delays, completion, and close-out.
Cost control and forecasting - review actual versus budget performance weekly and maintain accurate monthly estimates-to-complete and estimated final costs.
Contract and change management - understand scope, terms, notice requirements, documentation obligations, and change-order rules; ensure extra work is documented and authorized in writing.
Procurement and buy-out - negotiate and award subcontractors and major purchases early enough to protect both schedule and budget, with required contracts, insurance, WCB, and submittals in place before work begins.
Field leadership - lead superintendents, foremen, coordinators, subcontractors, and assigned project resources; visit active jobs at least weekly and address constraints quickly.
Safety and quality - ensure project safety plans, inspections, quality checks, punch lists, clean-up, and workmanship standards are maintained throughout the job.
Billing and cash flow - support accurate progress billing, approve invoices and timecards promptly, and ensure monthly billings are submitted by the contractual deadline.
Client and stakeholder relationships - communicate proactively, run effective project meetings, resolve issues professionally, and keep stakeholders informed of schedule, cost, risks, and changes.
Close-out - drive deficiencies, commissioning/turnover, as-builts, warranties, documentation, final financial reconciliation, and lessons learned through completion.
Your Operating Rhythm   Weekly: review job cost and crew production, look-ahead schedule, change-order status, percent complete, safety, quality, and project constraints for every active job.
Weekly: visit active jobs and meet with field leadership and customers as required; participate in manpower/logistics and subcontractor coordination meetings.
Monthly: update job-cost reporting, estimate-to-complete, estimated final cost, master schedule, and progress billing.
At key milestones: lead project hand-off, pre-job planning, customer kick-off, subcontractor coordination, pre-mobilization, and post-project lessons-learned reviews.
What You'll Need to Succeed

- Minimum Qualifications   3 - 5+ years of project management experience in mechanical construction, HVAC, plumbing, piping, or design-build projects.
Experience managing commercial, institutional, healthcare, industrial, or multi-family construction projects.
Strong working knowledge of mechanical systems, construction drawings/specifications, contracts, scheduling, budgeting, cost control, and forecasting.
