Serves as direct contact for Calgary Co-op tenants and landlords relating to Property Management. Works to provide support to the day-to-day operations and management of the real estate portfolio.

This position plays a key role in planning, organizing and controlling construction projects in a cost efficient and timely manner. Negotiates and administers contracts and confidential agreements with internal and external business partners

Responsibilities:

  • Maintains and monitors all issues in the call center requisition system.
  • Coordinate vendors on preventative maintenance initiatives.
  • Performs annual site inspections for all premises.
  • Creates and delivers all tenant notices and correspondence.
  • Schedules and coordinate maintenance between approved vendors and tenants.
  • Prepares tenant welcome packages for new tenants.
  • Assists with tenant reconciliation provisions/recoveries, rents collection, tenant allowances.
  • Minimum Qualifications:

  • Completed post-secondary education diploma and/or degree.
  • 1+ year(s) experience directly related to property management.
  • Familiar and knowledgeable with Microsoft Office Suite, spreadsheet software and confident with PowerPoint and presentations.
  • Able to read and understand drawings, specifications, leases, and contract documents.
  • Supplemental courses in contracts, commercial real estate, leases, and/or real estate law, etc.
  • Desirable

    Qualifications:

  • 2 years’ experience within commercial property management.
  • Experience with leases, lease preparation, and lease documentation.
  • Experience with or knowledge of Property Management software ., Rent Manager and Yardi.

    RESPONSIBILITIES: Primary responsibilities include, but are not limited to:

  • Maintains and monitors all issues in the call center requisition system.
  • Coordinate vendors on preventative maintenance initiatives.
  • Performs annual site inspections for all premises.
  • Create and deliver all tenant notices and correspondence.
  • Schedules and coordinate maintenance between approved vendors and tenants.
  • Prepares tenant welcome packages for new tenants.
  • Maintains filing system including leasing documentation, tenant correspondence and drawings.
  • Updates and maintains the tenant database.
  • Review, GL codes and track invoices for approval and payment.
  • Assist in preparation of CRU portfolio budgets.
  • Assist in preparing of annual capital budgets.
  • Assist with tenant reconciliation provisions/recoveries, rents collection, tenant allowances.
  • Communication with landlords on Tenant issues.
  • Follow Calgary Co-op’s Business Code of Conduct.
