The role of Manager Real Estate is accountable for a team of real estate professionals who manage railway property assets that support CPKC's operations. Maximizing the value of underutilized land holdings through sales, leasing, redevelopment, and other monetization strategies.
POSITIONACCOUNTABILITIES
- Lead and direct a team to achieve annual sales and leasing revenue targets
- Ensure property transactions are completed at Fair Market Value (FMV) and generate maximum returns through application of Across the Fence (ATF) and Highest and Best Use (HBU) valuation methodologies
- Develop annual and multi-year sales, leasing, and asset disposition plans, including revenue forecasts and regional performance targets
- Participate directly in significant real estate negotiations to secure optimal financial outcomes
- Structure transactions to minimize environmental exposure and organizational liability through indemnification provisions, remediation plans, and risk mitigation strategies
- Formulate and implement property disposition strategies from inception through completion
- Identify underutilized and non-core properties and recommend strategies to maximize return on investment
- Lead the surplus property declaration process by coordinating with Operations, Engineering, Sales, Network Capacity and Infrastructure, and other stakeholders while securing senior management approvals
- Manage redevelopment, rezoning, subdivision, remediation, and other land development initiatives
- Oversee major property development projects, including consultant selection, contractor management, capital appropriation planning, and project execution
- Coordinate with Facilities and other internal groups to manage properties awaiting sale, lease, redevelopment, or demolition.
- Maintain current knowledge of federal, provincial, and municipal legislation relating to real estate, land use planning, transportation, environmental matters, and railway rights-of-way
- Serve as a subject matter expert and provide real estate guidance to internal groups including Engineering, Marketing and Sales, Environmental Services, Legal, Regulatory Affairs, Public and Government Affairs, and Network Capacity and Infrastructure
- Lead public consultation, communication, and stakeholder engagement activities for major projects
- Bachelor’s degree in business, finance, or similar field preferred
- 5+ years’ experience in corporate real estate, real estate development, and contract negotiations
- 2 years’ experience leading team to achieve revenue target
- Demonstrated understanding of urban and rural real estate markets and corridor valuation methodology across North America
- Ability to perform risk assessments in a corporate setting
- Indigenous Relations experience an asset
