Project Overview

A residential house extension and refurbishment project located in NW1, London. The works will include structural alterations, internal refurbishments, and external extension works, requiring a hands-on Site Manager to oversee delivery from start to completion.

Role Overview

We are seeking an experienced Site Manager to take full responsibility for the day-to-day management of the project. Reporting to the Project Manager / Client, you will oversee site operations, manage subcontractors, and ensure the project is delivered safely, on programme, within budget, and to the required quality standards.

This role suits a practical, detail-focused Site Manager with strong experience in residential refurbishments and extensions.

Key Responsibilities

* Manage daily site operations for the house extension and refurbishment

* Coordinate subcontractors and direct labour

* Ensure works are delivered safely and in compliance with H&S regulations

* Manage and review RAMS, permits, and inspections

* Monitor progress against the programme and report any risks or delays

* Maintain quality standards across all trades and finishes

* Oversee logistics, site access, and materials deliveries

* Liaise with the client, consultants, and suppliers

* Maintain accurate site records, reports, and site diaries

* Manage snagging and handover at project completion

Requirements

* Proven experience as a Site Manager on residential refurbishments and extensions

* Strong understanding of construction sequencing and refurbishment works

* Excellent health & safety awareness

* Strong communication and leadership skills

* Ability to manage multiple trades on a live residential site

Qualifications

* SMSTS (Essential)

* CSCS Card (Black or Gold preferred)

* First Aid at Work (Preferred)
